The Director of Real Estate Development is responsible for Burning Man Project’s Nevada real estate activities, including strategic planning, master planning, site identification, site feasibility, acquisition, financial analysis, and successful transition of projects from construction to operation.
The position involves project management responsibilities for individual projects as needed and overseeing project management activities.
This is a regular, full-time role based in Reno, NV. This year-round position will serve as a key leader within the organization and be responsible for managing Burning Man Project’s (BMP) real estate strategy in Northern Nevada.
The ideal candidate for this position would be able to relocate and live full-time in or close to Reno/Gerlach, NV.
Duties & Essential Job Functions
Strategic Planning
This role will help strategize housing options for the Burning Man year-round staff and related local community
The Director of Real Estate will also be responsible for leading and administering assigned aspects of the Real Estate Department, including revenue generation and realizing BMP’s mission and Sustainability Roadmap
Development of project acquisition and funding strategies to support organizational goals
Identify and collaborate with BMP staff to secure appropriate financing for new developments
Keep abreast of new and existing funding programs
Development
Identify potential sites for construction and/or rehabilitation, negotiate with potential property sellers, and identify acquisition opportunities for housing development
Assess site and financial feasibility of new development opportunities including, but not limited to, community/political support, consistency with priorities of available public funding, and timing based on available resources (financial and human)
Manage design development and construction, and lease up phases of development
Prepare financial and physical feasibility analyses of potential sites and developments
Projects may include new construction, acquisition and rehabilitation, and programming
Operations
Make regular progress reports to the CEO and Management Team throughout the development process
The role will cultivate and sustain strong working relationships within the department and work closely with other department leads (Nevada Operations,the Fly Ranch team, Government Relations, Philanthropic Engagement, Legal, Finance, BRC Operations, People Operations).
They will interact regularly with Gerlach residents, including attending Gerlach General Improvement District (GGID) and Citizen Advisory Board (CAB) meetings, and advocate within the organization for the needs of the Gerlach, Empire, Hualapai, Pyramid Lake Paiute Tribe, and northern Nevada communities as they relate to BMP and Real Estate activities.
Negotiate all acquisition contracts and predevelopment contracts (site studies, appraisals, design feasibility, etc.)
Provide technical assistance during initial feasibility determination, particularly input regarding financing and cost assumptions
Select and supervise consultants, contractors, and property management staff
Ensure a successful transition of projects from construction to operation
Qualifications
REQUIRED
The ideal candidate for this position would be able to relocate and live full-time in or close to Gerlach, NV (Reno, NV possible).
Bachelor's degree in real estate, finance, or business administration
10 - 12 years experience in real estate
Thorough knowledge and demonstrated experience in leading and overseeing community and economic development and/or real estate development and major capital investment projects including: site assessment, programming, acquisitions, financing, design, construction, and operations.
Strong understanding of property management, real estate law, and contract interpretation
Preferred
Advanced degree in real estate, finance, or business administration
Experience with inclusive growth, renewal energy, and/or land trust
This role will require a strong understanding of property management, real estate law, and contract interpretation
It is helpful if the candidate has previously been to Burning Man and/or is familiar with its culture

Documentation - Drives the creation, publishing, and maintenance of process documentation related to assigned duties
Teaching – Takes a leadership role in the acculturation and training of staff. Teaches live or e-learning classes, as requested. Promotes a culture of teaching and learning throughout the community
Mentoring - Mentors subordinates in acquiring the knowledge, skills, and experience that will allow them to advance in the organization. Aids, encourages and inspires their team
Training development - Collaborates with the education team to develop training materials in their area of expertise, as requested
Learning – Pursues ongoing learning in their area of expertise, working to stay current on emergent knowledge, skills, and processes. Participates in conferences, forums, and networking events, where appropriate
Speaking – Represents Burning Man as a subject matter expert and culture-bearer, as requested
