Our client is looking for a director of development to oversee capital improvements. This is an excellent role to join a growing organization. This role will require travel and can be based anywhere in Florida.
Responsibilities:
Development Projects:
Oversee major development and capital improvement projects such as dock expansion, drystack construction, ship’s store renovations and expansions, heavy equipment purchases, and various projects at each marina.
Collaborate with attorneys, architects, engineers, and other professionals to create, submit, and obtain approval for site plans and regulatory permits (e.g., ACOE, SFWMD, FDEP).
Ensure compliance with site plan calculations (open space, pervious vs. impervious requirements), zoning requirements (building heights, parking requirements, setbacks), and other regulations.
Work with the design team and use industry knowledge to drive efficient design and value engineering decisions.
Identify reputable suppliers and manufacturers for pricing bids, negotiate construction contracts, define GC requirements, phasing plans, and project schedules.
Identify and apply for grant opportunities (e.g., BIGP, CVA) and ensure compliance with application processes.
Coordinate with lobbyists, attorneys, and consultants to enhance the likelihood and timeliness of approval submissions.
Create, manage, and forecast budgets for all development and capital improvement projects.
Capital Improvement Projects:
Develop annual capex prioritization lists and budgets for each marina in collaboration with General Managers, and submit these for approval, providing estimates, revenue projections, and other project benefits.
Work with General Managers to define project scopes, procure contractor bids, coordinate schedules, and ensure projects are completed on time and within budget.
Coordinate closely with the Asset Manager to resolve insurance claims, summarize impacted areas, estimate projected loss amounts with contractors/adjusters, and ensure timely restoration of infrastructure.
Conduct monthly qualitative and quantitative reviews of capex spend by marina to facilitate accurate investor and audit analysis.
Identify preferred vendors (e.g., dock manufacturers, electrical infrastructure suppliers, safety equipment) to establish partnership and discount pricing programs throughout the marina network.
