Construction Manager (Owner's Rep)

COMPANY

GGA has been retained by a leading commercial real estate investment firm that specializes in the ownership and operation of high-quality industrial properties to recruit a Construction Manager for the company's Midwest Region.

OPPORTUNITY

The Construction Manager will act as an internal Owner’s Representative and oversee a range of capital and tenant improvement projects, ensuring seamless execution and optimal use of resources. This role is pivotal in strengthening the company’s market presence through strategic project management and collaboration with tenants, investment partners, and internal leasing and property management teams.

KEY RESPONSIBILITIES

• Direct the RFP process and assist in selecting contractors, architects, and consultants to ensure project success.
• Develop and manage comprehensive project budgets and schedules, along with detailed contract documents.
• Act as the primary liaison between design and construction teams, maintaining robust partnerships with all stakeholders.
• Provide strategic oversight throughout the design and construction phases, ensuring adherence to Landlord lease requirements and project specifications.
• Proactively manage project timelines and budgets to achieve the most cost-effective outcomes.
• Resolve design and construction challenges, offering innovative and practical solutions to enhance project delivery.
• Support the leasing and acquisitions teams by contributing expertise in due diligence and design and construction matters.
• Process and review construction draw requests in accordance with funding and lender requirements.
• Develop creative solutions that align with internal team requirements and project goals.

QUALIFICATIONS

• Bachelor’s Degree in Architecture, Construction Management, Engineering, or a related field.
• 7+ years of proven experience in commercial project management and construction.
• Demonstrated ability to lead project teams towards achieving shared objectives.
• Team-oriented with a positive attitude and a strong work ethic.
• Proficient in Microsoft Office Suite and project management tools.
