Construction Manager

Position Description

Pacific Rim Land, Inc. (PRL), a Goodfellow family company, is a private real estate investment, development, and management company founded in 1988. We have always maintained that our employees are our greatest asset. We are seeking a Construction Manager to join our team in Kihei, HI.

Position Summary

This Construction Manager is responsible for managing multiple projects at once and communicating with our senior management team. This individual will work closely and harmoniously with owners, employees, contractors, subcontractors, vendors, utility companies, and local state and federal agencies to ensure work is being completed on schedule and budget. They may also supervise other employees.

Essential Functions

  • As an employee of PRL you must fully understand, embrace, and exemplify the Goodfellow Bros.’ s Mission, Vision and Goodfellow Way, applying them all to every aspect of this position.
  • Coordinate and manage the planning, design, and construction of a variety of residential and construction projects including single-family homes, commercial buildings, and tenant improvements.
  • Supervises, coordinates, and manages all phases of assigned construction projects and monitors projects to ensure that the work is being completed on schedule and within budget.
  • Oversee contractors, design consultants, engineers, special inspectors and other necessary to successfully complete the project.
  • Develop and manage quality control programs for the projects.
  • Work closely with interior designers on the design and construction of finishes within the homes.
  • Coordinates development of project documents with appropriate consultants, such as architects, engineers, interior designers, and ownership.
  • Communicates project status with investors, lenders, owners, partners, and staff as appropriate.
  • Successfully manages/directs multiple projects simultaneously, having large budgets with extensive and complex implementation challenges.
  • Negotiate and document construction contracts and change orders with contractors.
  • Approves payment of invoices received from contractors, vendors, and subcontractors.
  • Manages contractual change order process with contractors.
  • Confirms the adherence to specifications and resolves conflicts.
  • Reviews the contractor’s implementation of comprehensive safety plans, hazard analysis, safety meetings, method statements and safe working practices, as required by the Company and regulatory agencies.
  • Creates, analyzes, updates, and certifies various project schedules.
  • Responsible for negotiating with contractors, reviewing, and making recommendations for execution of contracts, ensuring contractors comply with requirements, administering the contract and paying the contractors.
  • Perform other duties as assigned.
  • Process the permitting of projects.
  • Supervises contractor’s jobsite operations.
  • Acts as a Company liaison for projects with contractors, outside consultants, investors, partners, owners, local, state, and federal agencies, consulting engineers, utility companies, subcontractors, and the general public.

Required Education, Experience, And Technical Knowledge

  • High School Graduate or General Education Degree (GED).
  • 5-7 years of experience with the construction of single-family residential homes, home renovations, and improvements. Experience with other types of construction including multifamily, commercial, hotel, and tenant improvements is a plus.
  • Ability to multi-task and manage multiple projects at once with a high level of quality control.
  • Excellent verbal and written communication skills.
  • Experience using Microsoft Word, Excel and Project, Bluebeam, and other software as required.
  • Valid Driver's License with clean driver's abstract required.
