The Construction Manager is responsible for the planning and executional oversight of workflows for all new store construction, remodels, & retail store and corporate facilities as well owing all project communication.
CONSTRUCTION RESPONSIBILITIES:
Create and review construction plans, phasing, and construction schedules
Establish and track project budgets and all construction costs
Review feasibility analysis, permitting, design and construction of new stores and remodel projects
Establish and expedite development timelines by interacting with and providing guidance to outside Architects, Engineers, General Contractors and Governmental Agencies
Understand, review, sign-off/approve all construction plans, change orders, reports, survey plans, site investigation reports, and utility plans
Responsible for the successful completion of:
1) Communication: with internal support team, subcontractors, and vendors
2) Customer Service: developing and maintaining relationships with New Store/Remodel Committee and construction partners during all phases of construction
3) Organization and Management of Projects: review and analyze project drawings and documents, manage and evaluate costs, coordinate, and manage multiple tasks to ensure successful completion of new construction/ remodel projects in a team-based environment
Visit and monitor all construction sites nationally
Communicate frequently with contractors, team members, vendors, all internal departments, and Stakeholders on the development of plans, their progress, and timelines.
Monitors progress and quality of construction by regularly scheduled site visits providing functional expertise and counsel to general contractors
Leads and/or participate in daily/weekly new store and remodel development calls with various team members including but not limited to: Real Estate, Operations, Construction, Store Planning, Merchandising, and Signing
Provide insight and direction to architects, engineers, and General Contractors as needed to address questions or comments that arise in the field concerning new projects
Coordinate subcontractors and the construction team to meet contractual conditions of performance.
Negotiate agreement terms, manage construction contract drafts, bid on projects, and obtain permits to analyze and mitigate risks
Communicate with departments as needed to ensure delivery of product and material are timely and accurate
Review projects daily to ensure quality construction standards exist and estimates remain within budget
Supervise construction projects to ensure they are completed on time and built per plans.
Supervise the installation of all tile work to ensure installations are per plan and quality standards are maintained
Work under deadlines in a fast-paced environment to plan and coordinate all aspects of the building process
Obtain occupancy permit working with city and government department on compliance requirements

Required Qualifications:
Bachelor’s degree in building science, construction management, or civil engineering or equivalent experience
Excellent resource, planning, and time management skills
Superior management and delegation capabilities
High level of financial responsibilities
Leadership, project, and time management skills
Ability to work with confidential information is essential.
8 years relevant work experience
Multi-Unit Retail experience a plus
