Position Summary:


The Construction Manager will be central point of contact for all construction and facilities related items within the company. This role will lead, own, document & develop standards for all construction and facilities activities throughout the portfolio with the partnership of the VP of Construction & Facilities. With a focus on redeveloping and renovating existing properties, the role will need the capacity to run multiple jobs across multiple cities at any given time. A critical function of this role includes managing a typical job budget of $2-6mm. This individual will be charged with identifying the regional resources required to design and build the projects in expanding markets, in addition to strengthening the relationships with vendors and third parties to ensure a proper management of resource lead-time and competitive market pricing for labor and materials. The Construction & Facilities Team will manage the design, bidding, permitting, and building of each new facility we open. The opportunity will be headquartered out of Columbia, MD, and will require some travel on an as needed basis


Job Responsibilities:


  • Manage all active construction projects and collaborate with Vice Present and Executive Leadership on future opportunities
  • Oversee due diligence of new properties and coordination for all inspections and reports with final package of building condition report and budget to be reviewed before purchasing a property
  • Lead multiple construction jobs from pre-construction to project close-out
  • Oversee the procurement of all materials and vendors
  • Develop and document processes and procedures for all construction and capital projects
  • Oversee the planning, scheduling, and management of all construction and capital projects
  • Oversee all coordination with the development team, architects, consultants, and all relevant parties to ensure smooth process from developing projects plans, scopes, GC selection to final inspections and close out
  • Oversee and manage the project budgets with regular reporting on costs, job status and timelines to completion
  • Visit each job site as needed to ensure quality control
  • Develop facility management and capex plan and implement the routine facilities maintenance schedule, work order process and annual budgeting
  • Develop reporting structure across all construction and facilities management for schedules, budgets and risks
  • Manage and develop GC and vendor relationships.


Job Qualifications:


  • Bachelor’s Degree in Engineering, Construction Management or related field
  • 7+ years of construction management experience, ideally within industrial or big box retail industries
  • Proven experience and knowledge of current building and construction codes required
  • Strong ability to manage, motivate and delegate to direct reports, internal cross-departmental peers and external consultants/contractors, while ensuring focus on high risk and high reward items
  • Excellent verbal and written communication skills
  • Ability to apply reason, logic, and advanced problem-solving skills to resolve complex issues
  • Ability to meet strict deadlines in a high- volume environment
  • Proficiency in Microsoft Office.
