We are seeking an experienced and dedicated Residential Assistant Property Manager - Field Operator, with a strong focus on tenant retention and satisfaction. As a key member of our property management team, you will be responsible for maintaining positive relationships with our residents, addressing their needs and concerns, and ensuring high tenant satisfaction levels. Your exceptional communication, problem-solving, and organizational skills will be vital in promoting long-term tenant retention and maximizing occupancy rates.
Duties and Responsibilities:
Field Tasks
Vacant/ For Rent Properties
Place “For Lease” signage and lockbox with keys at property
Ensure vacant on-market homes are clean and functioning. Checked every 10-15 days
Perform basic cleaning skills (e.g., sweeping, wiping down counters, picking up trash) as needed
Verify utilities are connected and appropriate trash/recycle receptacles are present
Ensure keys and lockboxes are present and the sign is in the yard
Ensure the exterior of the house is clean and ready for move-in
Prepare homes for move-in by identifying issues, removing signage, removing lockbox, bringing keys to the office or to the tenant
Conduct property tours for available properties, accurately describing rental rates and amenities
Occupied Properties
Conduct biannual inspections of occupied units to identify and address maintenance and repair needs, ensuring a safe and comfortable living environment for tenants. This includes:
Scheduling inspections with residents in advance
Performing a thorough inspection of the interior and exterior of the home
Checking for any safety hazards, such as malfunctioning smoke detectors or carbon monoxide alarms
Inspecting for signs of water damage, mold, or pest infestations
Ensuring that the property is being maintained in accordance with the lease agreement
Documenting any damages or needed repairs and submitting work orders as necessary
Discussing findings with residents and providing guidance on maintenance responsibilities
Post TenantNotices and communicate status with photos to team members
Conduct the field aspect of tenant move-out, performing inspections, assessing damages, and processing security deposit refunds or deductions as necessary with the property manager
Walk/drive the properties consistently to monitor curb appeal, property damage, observe possible property improvements, and place work orders and violations as needed
Education:
High school diploma or GED
Knowledge and Experience:
1+ years experience working in property management or real estate preferred
Strong customer service skills
Knowledge of Fair Housing Laws
Skills and Abilities:
Comfortable with technology (Rent Manager, Yardi, or Appfolio knowledge a plus)
Basic maintenance and repair skills preferred
Ability to communicate effectively
Excellent time management skills
Excellent written communication skills

Reliable transportation - Valid driver’s license, insurance and clean driving record required
