Colony Hills Capital announced the June 13, 2024, purchase of its second New Jersey multifamily property, Mount Laurel Crossing Apartments, a 296-unit Class Agarden-style apartment community in the affluent community of Mount Laurel. With this new acquisition, Colony Hills Capital has over $1.3 Billion in transactions, $700 million in assets under management, and over 12,500 apartment units transacted. “This acquisition aligns with our investment strategy, presents an attractive value-add opportunity in a high-growth market, further diversifies our portfolio, provides our investors with an attractive risk-adjusted return profile, and enhances the living experience for our residents.” Glenn Hanson, Founder and CEO Property improvements will include minor to substantial renovations of all units, remodeling common areas, adding amenities, and expanding the fitness center. They will also include installing EV charging stations, enhanced landscaping, and new signage. Current resident amenities include a resort-style swimming pool, outdoor lounge, dog park, clubhouse, and detached garages. The Mount Laurel area is known for its highly sought-after school districts and upscale singlefamily homes and has demonstrated consistent rental performance. Colony Hills' value-add strategy will continue to attract residents seeking high-quality living spaces and a comprehensive suite of amenities, driving rent growth and increasing the property's value over the hold period. Strategically located just 15 miles east of Philadelphia and part of the broader Delaware Valley region, Mount Laurel residents have access to a diverse range of large employers. Notable area employers include The University of Pennsylvania and Penn Medicine, Virtua Health, Campbell Soup Company, Comcast, Lockheed Martin, Cooper University Health Care, Rowan University, and Subaru of America. A few takeaways from the event: 🔹Property values will continue to fluctuate for at least the next year before transaction volume will increase. According to a new Technical.ly Philly article, Philadelphia's venture capital market stabilized, with nearly $643 million raised across 100 deals last quarter, which reflects a steady trend similar to pre-pandemic levels. Healthcare and information technology startups saw the highest raises, and AI continues to be a significant focus, aligning with national trends. Additionally, the average number of deals per quarter has increased by about 23% compared to five years ago, indicating sustained investor interest in the region. Penn spinout Interius BioTherapeutics, a cell and gene therapy company, ranked within the top five 2024 Q2 deals from the Philadelphia region, raising $51 million. Small business owners with less than 100 employees in WNY, please take a moment to think about this. Health insurance is one of the most important and considered benifits we can help provide. NYS has to approve all rate increases for each insurance company and their plans. Here in Western NY we basically have a monopoly of two companies controlling premium costs in the market, Independent Health and Highmark BCBS. Look at the chart below from NYS DFS. Our state approved rates of increase in WNY are double the state average. As an operator of a small company with a strong Gold health plan, ALL our premiums went up an average of $400 per Month for a Gold family plan this year. They are expected to increase an average of $400 per mo for a family plan in 2025. Even if a small employer covers half the increase it's still a $400 per month increase to the employer and to every family covered in WNY that works for a small business. Remember small business health rates are the same reguardless of who or where we buy our coverage. Like other states, we must force N.Y. to allow us to ban together to form buying groups of coverage or this could end small business from ever attracting good people. Please let me know your thoughts. Enough is enough!
