This is where a manager goes from comparing apples & oranges, to adding bananas and walnuts and avocados to the mix! 😅
It can be really difficult to evaluate non-comparables. Only the owners of a property can decide if one thing that is not linked with another aspect of a project is more valuable to them. There is a lot more to it than just “what can we fit, and can we afford it”.

At times I would need to be the "advocate" for a customer at an appeal hearing to a county's zoning board (BZA)
An older couple was taken advantage of by a fraudulent builder, who was using somebody else's contractor license to pull permits. The one thing he did succeed in was modifying their property to be their dream retirement home. Where he went wrong was using a minor inspection to stage a Final Inspection from the County, collect final payment, and skip town. Fast forward two years later, the husband has suddenly and unexpectedly been diagnosed with Alzheimer's. His condition worsens rapidly. The wife scrambles to get the house on the market, only to find there were no final inspections, and was violating the required setbacks.

The challenge for this luxury home developer was that they offered so many choices to make their model homes feel custom and unique, that it became nearly impossible to digest the 70-page sets of plans for each house type into something that could be built correctly on-site. So many mistakes, some of them very costly, to the point of giving away free options because fixing it back to the configuration the customer actually purchased was even costlier than giving it away.
