Challenges Facing the South Florida CRE Market in 2024 Multifamily The multifamily sector faces some headwinds from a surge in new construction projects across the Tri-County area. With each passing day, new apartments top-off which may slow rent growth due to available options at tenants' disposal. Buildings may be forced to compete by offering incentives creating a distressed situation given the high cost of construction. 🏗️🛑 Economic Uncertainty As inflation continues to remain out of control, there is no telling what the government may do. Salaries are rising slower than inflation, putting more pressure than ever before on households and businesses to cut costs. ⚖️💼 Politics The CRE market remains exposed to lingering impacts of geopolitical tensions and regulatory change, such as the Live Local Act, which has put governments and municipalities at the edge. Many developers have purchased land with the intent to build within the confines of the Live Local Act, only to fight cities over density and zoning regulations. In addition, the US is entering into an election year, which typically creates market volatility.🌐🌎

Florida’s construction industry continues to move at an animated pace. This activity brings increased pressure on owners/developers, design professionals, contractors, subcontractors and their respective counsel. Construction professionals must continue to strive towards understanding and properly allocating risk. Reaching this ambitious goal requires a clear understanding of these key issues: the variety of industry-standard contract forms; insurance products and how they relate to the allocation of risks; administration of contracts and management of issues that arise during the course of a construction project; performance and payment bonds and surety conventions employed when a project sours; and dispute resolution procedures. This seminar will be instructed by seasoned construction attorneys and experienced industry professionals. By attending, you will learn about industry trends, including what to avoid and what to embrace. Mid-2023 a new Flood map for Miami-Dade County affected most new ground-up construction projects as the minimum elevation of the first level was required to be higher than what the zoning code said, making the maximum height practically lower. UNTIL NOW! And Believe it or not, they made a decision that makes sense!
