What do you do if you want to maximize energy efficiency in building design using logical reasoning?
The building envelope is the strongest line of defense and a great way to improve this is to bring the attic space into the envelope by moving insulation to the underside of the roof decking. I believe the best/most cost effective way to do this is with open cell spray foam insulation. This can provide great modeling benefits and provide other incentive program opportunities that might even offset most if not all of the costs.

What do you do if you want to maximize energy efficiency in building design using logical reasoning?
As a home builder I've found that working through the energy modeling, with your energy consultant, item by item is most effective. At first it can be challenging and take a lot of time, but working through each of the needle movers, one by one, analyzing the cost of the feature relative to its incremental energy benefits is the most holistic and cost conscious approach.

How can you analyze site conditions and design effective solutions?
Can you develop a product that will sell well in the location of the given site based on consumer desires and meet the budget parameters of the product you're trying to deliver. How too often we tend to overspec and over design the products we build on sites because we feel more is better. We later find out there's either not enough demand for the product we decided to put on the site or the demand that is there. Can't afford to purchase the product we put on the site. To final product feasibility, both from a consumer cost and absorption standpoint must be taken into account early on in the evaluation process.

How can you analyze site conditions and design effective solutions?
I come at this from the perspective of a large single family production home builder in the United States. I think one of the most important aspects of evaluation is first to decide if the site actually fits with the type of product that your business is set up to build. For example, if your sweet spot is single family detached dwellings and the density parameters of the site dictate more complicated higher density stacked-flat type product, don't try to force yourself to make it work for your business because the site appears to be a good deal.
