Prologis warns of cooling industrial market…. Last quarter we only garnered 4M SF on positive net absorption in DFW…. Vacancy rates are rising, especially in Outfield, But even in places like the DFW Airport submarket. Free rent is increasing, rates seem to have plateaued. Is Industrial shifting to a Tenants market? I saw this article in the Baton Rouge Business Report discussing the Prologis forecast for the warehouse market. I think some context is needed for how this applies or doesn't apply to the Baton Rouge and South Louisiana warehouse markets specifically. Nationally, vacancy rates are increasing driven by record breaking new construction deliveries over the last 24 months and a recent softening in tenant demand. In the Baton Rouge and South Louisiana markets, that has not been the case. Below are some stats for the Baton Rouge MSA Industrial Market: - The functional vacancy rate for the Baton Rouge MSA is 2.05% - Last year at this time it was 1.97% - The market added a total of 857,742 SF - Net Absorption for 2023 was 662,708 SF - Total Inventory is 37,437,587 SF - Currently, there is only 228,703 SF under construction - There is only 772,485 SF of vacancy across the entire market - The Baton Rouge MSA and the South Louisiana warehouse market continues to be underbuilt. - Our data shows that at a minimum the market has been underbuilt by 150K SF annually over the last 10 years or 1.5M SF total. While major markets have seen a substantial amount of speculative development over the last three years, Baton Rouge has not. There has only been a single spec warehouse over 100K SF built in the Baton Rouge MSA during that timeframe. While demand nationally may be softening, we continue to be challenged with more space requirements from tenants than vacant inventory to lease. Currently, there is no availability of existing warehouse space over 50K SF in the entire MSA. Lots of opportunity remains in tertiary markets that are often overlooked by institutional buyers and developers. As we navigate through the ever-evolving landscape of commercial real estate, keen attention must be paid to the blooming opportunities that emerge – case in point, the developer's interest to locate a new product along the Interstate 35 corridor, key point between ‪San Antonio and Austin. The intended direction by the developer prompts us into the arena of future predictions regarding this move and its potential benefits. • It's widely anticipated this move will greatly stimulate local economies. Addressing necessary services and resources, this initiative could potentially increase job opportunities, inviting a slew of professionals into the market. And as job markets grow, local real estate often sees stimulation too. • Strategically, the placement along I-35 isn’t coincidental. Being one of the most traveled highways, this move maximizes visibility and access to the product. Combined with the notable growth in both San Antonio and Austin, it's conceivable that there will be a marked increase in footfall and patronage upon its completion. • Furthermore, as Interstate-35 is primed to link major commercial hubs, the new product has the chance to act as both a stimulus and a beneficiary to indirect ancillary services including hospitality, food, and retail. This, in turn, catalyzes further growth, building integrative ecosystems. Risk Assessment is crucial in any investment strategy. However, in this case, the risk seems to be justified by the potential of significant gains. • Against the backdrop of a recovering and resilient economic environment, the localized efficiency and resilience this development could bring are factors that should mitigate any short-term risks, potentially paving a sustainable path to maintainable growth and profitability. • Nevertheless, not all that glitters may turn out to be gold. It is incumbent upon us to acknowledge possible risks, with traffic congestion posing one among them. An increase in commercial entities along corridors such as the I-35 often leads to increased traffic which could potentially deter some potential customers. Empirical precedents point to the success of several ventures along similar economic corridors across the globe and, given the shared attributes, they increase the possibility of this proposition being fruitful. In all, while we strive to quantify the economic variables and impacts, the developer's idea is indeed noteworthy. The Houston metro area ranked third in the U.S. for build-to-rent homes under construction, according to a new study by RENTCafé. Houston has recently seen the sprouting of many communities by developers who are catering to so-called "renters by choice:" people who want to experience single-family home living without getting saddled with an expensive mortgage and any headaches that come with purchasing and maintaining a home. Houston Chronicle Skyrocketing home prices are sending home buyers towards rentals with Houston totaling 4,836 build-to-rent units underway with an expected completion date of next year. Houston follows Dallas with 6,481 and Phoenix, Arizona with 7,236. In 2023, 488 build-to-rent homes were completed in Houston, a whopping 67 percent increase from the previous year, per the report. #btr #houston #buildtorent https://lnkd.in/erMDQ-x2
