Good morning. Here’s your Wednesday round-up of the latest news and views from EG. 🏢 WeWork has named Cushman & Wakefield tri-state chairman John C. Santora as its new chief executive, as it officially emerges from its Chapter 11 bankruptcy plan. Santora, who replaces David Tolley in the role, worked at Cushman for 47 years. 🏘 Taylor Wessing’s head of planning Alistair Watson has mapped out a timeline of what changes to expect in planning if there is a Labour government. The lawyer, who has been working with senior policymakers, tells EG that there is recognition that real estate drives economic growth. ⚡Commercial landlords are set to lose the equivalent of £750m per year in rental income if they fail to comply with MEES regulations, according to data from Search Acumen shared exclusively with EG. Nearly 18,000 commercial leasehold properties have not met MEES legal requirements, with offices among the worst performing sectors. 💷 Cadillac Fairview-backed Long Harbour Ltd is looking to raise up to £750m for its purpose-built student accommodation investment platform. The venture was launched last year with Rosethorn Capital Partners and is led by Rosethorn chief executive Stephen Rigby, who was a founder and chief investment officer at Student Roost. 🏡 John Lewis Partnership is set to launch an appeal for a decision on its application to develop 428 build-to-rent homes above its Waitrose & Partners store in West Ealing, west London. The Waitrose owner will submit an appeal on the grounds of “non-determination”, meaning the application will be considered by a planning inspector. The proposals were submitted nearly a year ago and are still being reviewed by Ealing Council (London Borough of Ealing). 🎙And, Dragons’ Den star Steven Bartlett has signed for a new headquarters in Shoreditch for his podcasting business, best-known for The Diary Of A CEO. Let's check in on #CRE Capital Markets ➡️ What's the latest? When will it turn a corner? In a recent article by GlobeSt.com, it's estimated that there is $250B in capital in the U.S. ($419B globally) — more than double the amount raised in the wake of the Great Recession. So what's fueled this surge in capital investments? Pandemic rescue plans and those looking for alternative investments (like CRE), but as inflation caused rates to surge, many investors have been hanging onto their $$$. In fact, 84% of institutional investors plan to increase or hold CRE allocations once rates drop, markets stabilize, and more clarity is brought to lenders. We asked our Capital Markets Principal, Micha van Marcke, CCIM, to weigh in on the report, "I do not believe it will happen as quickly as everyone is expecting from a material standpoint. Though I do believe the Fed will lower interest rates in the Fall it will be slower and more deliberate than most are expecting. Aside from some reduction in interest rates, lending requirements will remain tight throughout 2024 and the foreseeable future." The key these days is to be creative as existing lenders and borrowers are finding other solutions outside of note sales and foreclosures. The #Office sector is the exception to this in many cases. Cash buyers and those capable of all cash need to be looking to the market right now to make deals vs waiting for something that may never come. Excellent benchmarking results and analysis from Shivaun R. and XY Sense in their latest quarterly Workplace Utilization index! Key takeaways for me: - Workplace Utilization is up across the globe, but we still have too much space, ave. 45% vs. the 65% - 85% vibrancy sweet spot. - The power balance has shifted from employee-dominated to a more even split between employees and employers. The report details possible causes, but the effect is increased utilization and attitudes towards hybrid working. - We have too much of the wrong space types! Over half of all desks are used <1 hour. Most collaborative spaces, even those highly utilized by time, are underutilized by capacity. - Hybrid working is the new normal, with Tues-Thurs solidified as the new hybrid work-week. - Former blanket approaches to occupancy planning and workplace design no longer apply. We now need targeted approaches using real data + agile methodology to create spaces that entice occupants back into the office. Real estate leaders tracking their workplace utilization have the data needed to design effective workplaces while shedding unneeded footprint. The cost savings from portfolio consolidation funds investment into better spaces and amenities. Bonus: less space = less carbon emissions produced to power, light, and condition.

Wow! Of course CBRE released this incredible report on Shaping Tomorrow's Cities the day I took a devices down week off. What an incredible piece of research by John Stephens, Julie Whelan, and the entire CBRE Insights research team...kudos! We've just begun to discuss measuring the workplace for effectiveness, and already the conversation is expanding to measuring the effectiveness of our cities! Where do we place our workplaces, not just in the city but down to the neighborhood? What data can we collect, and how do we make decisions from it? Specifically, how can we measure the following? - Economic dynamism - Demographic potential - Lifestyle vibrancy - Distinctive identity - Responsive governance - Resilient infrastructure For Corporate Occupiers, here are next steps to take: - Commit to the market, maintaining a physical presence and continued job creation. - Build community engagement through workforce training and investment in underserved neighborhoods. - Partner with real estate owners and local government on placemaking opportunities. - Invest in sustainability initiatives and wellness programs for employees and the surrounding community - Consider expanding corporate real estate mandates to alleviate cost of living.

On episode 66 of the TEN podcast, David Abrams connects with Lisa Davidson, MCR, Vice Chairman at Savills North America about her career journey from Tenant Rep to Proptech investor. As Lisa shares in this clip, there's been a "drip, drip, drip" of employees being back in the office because most large companies are responding a little differently based on their needs and policies. But there is some commonality emerging. Evolution of Community Engagement: New Approaches to Building Support for RE Developments. Evolve hosted a very informative and worthwhile event today. (Yep, they’re still carving a highly needed path in CRE.) Developers increasingly find themselves in choppy waters by not involving the people that live in proximity to a project early on. If they had enlisted a neighborhood outreach at the onset, the inclusion and communication could accelerate the timeline and calm the seas. Communities are willing to mobilize and collectively voice support for a desired concept, company, or a Culinary Dropout. And “interaction with the neighbors is as if not more important than the quality of your development” Brennan Ray, zoning attorney. Collaboration at the onset is key. But what do you do when the faceless adversary, aka social media, spreads misinformation that complicates the process with bad intel? Use social media to provide facts and bring transparency to dispel bad press. If possible, create a website that gives facts, data, summaries, traffic studies, site plans…most of which can be found via public websites anyway. Everyone’s voice is important.
