Even with 3235 live Airbnb listings on the market, multiple niche opportunities exist as shown in the video. As a micro example, 70% of Airbnb hosts don’t allow 1 night stays in Savannah. CLOSED! 🤝 🏡 After months searching for the right opportunity, we closed on a duplex in a neighborhood we grew to love during our hunt, Gillespie Park! The charm, it’s walk-ability to downtown Sarasota and long term opportunity were huge selling points. The strategy this year was to go aggressive despite many sitting on the sidelines. This was a tough one though , and almost walked away from the deal twice. But aren’t interest rates at 15 yr high ⁉️ Yup—gambled on locking 6 days before close and ended up paying for it! 🤦‍♂️ Can you still cash flow buying in this market❓ Probably not—more than likely will have to fund short term but great upside when rates come down (refi) and market stabilizes. These are few of the many questions that have played over in my head for weeks and to be honest, self doubt crept in more than it has with any other deal. I’m still very new to this space so every deal is an opportunity to learn, and man did I go to school on this one. 📚 But here’s a few things I do know: -I’ve done this before with a lot less knowledge than I’ve had in the past. -We took a vacation rental doing 40k a year and 2.5x’d revenues in the second year. -There is still value out there, it may look different and may not be as short term as I’d like, but the goal has always been a long term play, so why be shortsighted now?! I’ve said this many times on this platform and will repeat it again, who you put in your ear and those you follow (particularly those doing what you aspire to one day) is important. 🎧 I cannot count how many times I felt like I was in over my head or making the wrong move and I scrolled through posts and felt encouraged by investors either going through a deal (much larger in scale) or sharing similar doubts on a deal they were skeptical about which ending up paying off in the long run. I have to shoutout Maurice Philogene , who’s posts have inspired me to continue the course and keep a long term mindset. I may be butchering this, but if my memory serves me right it was something like “short term thinking can allow good opportunities to slip away and lose focus of the long term goal”. After two days soaking in doubt, I immediately called my wife and said, “we’re doing this”! 😤 Excited to put in some long nights and weekends into this project and bring it to life in the coming weeks! The JACKSONVILLE (FL) Hospitality Market Update Year End 2023 2023 YTD Occ 68.4% ADR $147.69 Revpar $97.50 Boasting 22 miles of beaches, Jacksonville, on Florida’s northeast coast, is a city of diverse neighborhoods with a top-notch arts and culture scene, unbeatable food, and a wide variety of family-friendly attractions, parks, and nature preserves. JAXPORT recently completed its harbor deepening project several years ahead of the original schedule. The project was necessary to meet the needs of larger cargo ships transiting from the Suez and Panama canals, and the new 47-foot depth for the channel will position JAXPORT as the first U.S. East Coast port of call for fully loaded new Panamax class vessels. Jacksonville had an inventory of about 30,000 hotel rooms at the end of 2023. It is experiencing a robust expansion of its hotel inventory. Eight properties totaling about 900 rooms were scheduled to open by the end of 2023. Inventory growth will remain elevated in 2024, with nearly 800 rooms under construction and scheduled to open during the year. Seven of the eight openings in 2023 were Upper Midscale or Upscale properties. Upscale openings included the 120-room SpringHill Suites Jacksonville Baymeadows that opened in February, the 156-room SpringHill Suites Jacksonville Beach Oceanfront that opened in April, the largest addition in 2023, and the 120-room Hyatt Place St. Augustine that opened in October. The 122-room WoodSpring Suites Jacksonville Orange Park was the only addition not in the Upper Midscale or Upscale hotel classes. Hotel performance is expected to remain weak in early 2024 before improving in the second half of the year. RevPAR is projected to decline about 2% in 2024, despite modest growth in ADR, due to the supply-side pressure on occupancy.
