Riverside Health
Over the past few months, there has been significant progress in the construction of Riverside Smithfield Hospital (RSH). 🏥 In this video, Russell Parrish, Sr. Project Manager for Riverside, takes us on a tour of the hospital so we can see the construction progress thus far including the foundation, steel erection, wall framing and exterior precast work. 🎛 Big Room vibes are all systems go today! A huge shoutout to Paul Tate, WSET 2, leading our Folsom #IPD team through constraints log updating with people online and in person. 📋 🚀🚀🚀 We are driving towards smoother, more efficient project delivery one item at a time! You can't see it in the photo, but the room buzzed every time Paul erased a clear constraint. #nothingstoppingus Constraint management is vital in #Leanconstruction to keep our projects on track. We started with a list in our Big Room agenda and evolved to a spreadsheet and then to the visual you see in the Big Room. Visual MGMT in your face turns out to be a great radiator of information. Here are 5 tips for effective constraint management we learned that work for our teams: Identify Early 🕵️♂️: Proactively identify potential constraints anytime during any meeting at any phase of work. This helps in mitigating risks before they become critical issues and allows for including countermeasures in work plans. Prioritize Constraints 📊: Not all constraints are created equal. Prioritize them based on their impact on the project timeline and resources. Time is money, and money is always being spent; spend it wisely. ⏳ 💸 Collaborative Problem Solving 🤝: Engage the entire team in finding solutions. Diverse perspectives often lead to innovative approaches to overcome constraints. Talking about it after getting it written down unlocks next-level brain power. Regular Updates 🗓️: Keep the constraints log updated regularly. Frequent reviews ensure that new constraints are identified and addressed promptly. Visual Management Tools 🛠️: Use visual management tools like our Boldt Constraint board or constraint tools that are made visible in the Big Room to keep everyone informed and aligned. Hand written notes get the top attention from people but balance hybrid needs. Great to connect with my former 7X24 Exchange Oregon & SW Washington Chapter co-Board Member Paul Vaccaro with JE Dunn Construction. Some huge takeaways from todays Bisnow Data Center Conference in Seattle: 1. Demand forecasting for construction. Get ahead of the supply chain efforts and realize labor & equipment constraints. 2. AI is the latest buzzword. But in reality it’s just the latest form of technology (social media is another) that will continue to drive data center growth. 3. Hard to future-proof facilities because of the hardware innovation year-over-year. 4. Power supply isn’t the problem everytime - power transmission (getting the power to the site) is an quality challenge. 5. Oddly enough, liquid cooling is a lower Opex cost than air cooled. But must have a water source! Direct liquid to chip is here to stay. 6. Nalco Water, An Ecolab Company told us all how many quintillion gallons of water are on earth and how our civilization needs this technology. The water quantity is plentiful globally! And lastly, thank you to my teammate Brittne Russell for joining me at the event!

We are seeing a lot more design and construction companies in Northern California ramp up on their marketing of #leanconstruction recently as they start to realize that their owners are asking for it and are more deliberate in their ask. This is a good thing and a bad thing. The good thing is that people are taking notice, having a conversation, and are strategizing their options. The bad thing is that most companies see lean as a marketing problem and not a skill / capability problem. So rather than ramp up their lean program, they are just doing the same thing but are ramping up marketing. This is an interesting situation as they have deliberately put themselves in their own “trap”. If your marketing is way a head of your actions and capabilities then someone out there will call bullshit on you. If you don’t market and don’t improve your capabilities you will not be viable for the 5-6 major anchor clients that every large design and construction company needs to survive. So if you do nothing it’s bad. If you do marketing but there is a big gap between what you are saying and what you are doing, eventually someone will call out your bullshit. It seems like the only way out of this situation is to do it for real. It sounds so simple but there are people out there that will do everything everything else besides this. They hope that this “fad” will go away and they can go back to their CM at Risk model and continue to do the same thing they have been doing for decades. Unfortunately the future for project delivery in both the public and private sector will be a combination of CM at Risk, Design-Build, and IPD. All three of these project delivery systems will need to use lean design and construction methods to coordinate the work between the GCs, trades, architect, and owners. You can try to avoid the future as much and as long as you want. It is not something that you can outrun unless you plan on retiring this year or next year.

The JLD team identified important elements during the upgrade of mechanical components at Portland State University's 4th Avenue Building. The issues that stood out included crane placement along 4th Avenue and roof clearances for a new medium-voltage generator.
