[3 of 3] Let's take a closer look at what's happening in the San Antonio apartment market. It appears that activity on the buying and selling fronts remains sluggish. There is a significant influx of new Class A inventory coming online in San Antonio, with many projects that began three or four years ago now hitting the market. This increase in inventory is affecting both rent growth and occupancy. I was hoping these changes would be limited to the upper part of the rental market and not affect our property, which is in the more affordable segment. However, I've heard opinions suggesting that the increase in Class A inventory will impact the entire market. As a result, I will be closely monitoring the situation to see how it unfolds. At the Annex, where I am a general partner, we recently saw occupancy dip to 90% and rent collection drop to 95%. I am hopeful this is a temporary setback, and I will be monitoring these metrics closely to determine if I need to spnd more of my time onsite at the property. On a positive note, we have decided to purchase the next one-year rate cap for the property. This will allow us to operate the property for another year, during which I expect we will refinance into another loan. Last month, I mentioned the 170-unit property I invested in as a passive investor that was not performing well and had a 50/50 chance of going to zero. Unfortunately, that property has just issued a capital call to investors, requesting additional funds. I have decided not to participate in this capital call. I have no faith that the property will avoid foreclosure, and any additional capital would likely be throwing good money after bad. This is a very disappointing development, and I will continue to provide updates as the situation unfolds. In conclusion, for single-family properties, I anticipate an increase in transactions and a rise in the number of houses available for sale, accompanied by a slight decrease in prices throughout the summer. However, as we move into fall and winter, I expect prices to continue declining due to persistently high-interest rates, prompting homeowners to lower their prices to attract buyers. Regarding multi-family properties, I foresee rents remaining stable or experiencing a slight decrease. The influx of new inventory will be balanced by the steady population growth in San Antonio. Despite this, the multi-family market is likely to remain sluggish. I still believe that when sales do occur, they will be at a 10 to 20% discount from the highs of two years ago. While occasional deals may arise, I expect the multi-family market to continue moving slowly for the remainder of the year.
