We recently chatted with our friend Alexander Loyer Hughes, AIA, an architect with a unique perspective. 𝗪𝗵𝗲𝗿𝗲 𝗱𝗼 𝗵𝗶𝘀 𝗱𝗲𝘀𝗶𝗴𝗻 𝗶𝗱𝗲𝗮𝘀 𝗰𝗼𝗺𝗲 𝗳𝗿𝗼𝗺? Alex shared an interesting story. He's from Chile, a country where energy is scarce. Conserving energy is on everyone's mind! 𝗖𝘂𝗹𝘁𝘂𝗿𝗮𝗹 𝗘𝗳𝗳𝗶𝗰𝗶𝗲𝗻𝗰𝘆 In Chile and places like Germany, energy efficiency is part of life. Buildings are designed to save energy. It’s a necessity. But in the U.S.? Many old buildings leak heat like crazy. Ever cracked open a window because the boiler runs non-stop? It’s mind-boggling to those from energy-conscious countries. 𝗔𝗿𝗰𝗵𝗶𝘁𝗲𝗰𝘁𝘂𝗿𝗮𝗹 𝗘𝗱𝘂𝗰𝗮𝘁𝗶𝗼𝗻 With new regulations and a focus on sustainability, the lessons Alex learned in Chile are now critical. Modern technologies and techniques, like Passive House, are game changers. Retrofits to make old buildings energy-efficient? It's a whole new world and a fascinating challenge. 𝗪𝗵𝘆 𝗜𝘁 𝗠𝗮𝘁𝘁𝗲𝗿𝘀 Alex finds retrofitting old buildings to be incredibly motivating. It’s about fixing the past to build a sustainable future.

Today Andrew Hawkins, AIA, LEED AP, NCARB and I are talking about inspiration – what is it, how does it manifest, can you fabricate or force it into existence? It’s not always easy to find, especially when looking for it. We just got back from the AIA Conference on Architecture in Washington DC and what we want to get out of a trip like this led to a discussion on inspiration. So what is it and where can you find it? Inspiration allows architects to break free from traditional constraints and explore various ideas. It encourages us to think beyond the immediate and the obvious, considering alternative approaches that might not be immediately apparent. This openness to new ideas is essential for developing unique and impactful architectural designs. Inspiration is not just about generating ideas; it’s about fostering continuous evolution and growth. For society to progress, architects must constantly evaluate their thought processes and the ways in which they solve problems. By staying inspired, we can build upon past ideas and solutions, integrating new information and perspectives to create more advanced and effective designs. This iterative process ensures that our work remains relevant and forward-thinking, contributing to the ongoing development of our built environment. That feeling when four contractors bid a $4,000,000 project and all the bids come in within less than 5% of each other! As Architects, this is a measurable win. Here's how the sausage gets made, people. You want to work with an architecture firm that creates sets of drawings that keep that s**t tight. Drawings where the scope of work is clear, definable, easily constructible, and easily quantifiable. It's not easy to achieve. Quite frankly, many firms can't do it. It is important to have bids come in close together in the contract sum because it makes the final selection process easy. When bids come in all over the place with a wide margin, it causes many Owners and Architects a ton of heartache - What got missed? What aren't they including? Why is there such a huge gap? Etc, ad infinitum. Quietly celebrating this win and very happy for our client.

We currently have several ground up hillside projects under construction and it’s particularly exciting to watch them emerge from these steep gradients. Today I’m looking back at this project in the Oakland Hills completed in 2021. When building ground up on a hillside a number of additional challenges need to be taken into account. Fire resistant construction and landscaping along with proper engineering for topography and soil conditions are all critical. Hillsides can add significant cost for foundations and retaining, and it can be challenging to know what the site will require without significant due diligence. Even with the added cost, these properties also tend to be high value due to the views, privacy, and relative proximity to the city (this project is a short bike ride to transit and shops). This home demonstrates what can be accomplished on a steep site. Integrating with the hill and landscape while maintaining light, views and open space maximizes value for the cost. The project started with a large lot (entitled with Mediterranean’Style’ homes) purchased in 2018 and re-entitled (to this pictured design) and subdivided. The allocated basis was ~200k, built for ~1.2MM (hard and soft) and sold for ~1.8MM. Current value ~2.3MM. Projects stats 8000sf lot, 3000sf home, 4BR 3.5BA with a 2 car attached garage.

Today’s masonry takes many forms, some as old as the earth itself, and others a more modern amalgamation. One thing all masonry has in common is that it suits our need for a durable and sustainable building material. This is why we keep using it generation after generation. Stone, brick, and tile have shaped cities and civilizations throughout history, yet we continue to innovate and improve on them. Construction delivery has reached new levels of efficiency. Acknowledging the old while embracing the new is something the masonry industry has done well, and training the workforce to use traditional materials in modern ways is key to our future. Architects often specify commercial structurally glazed curtainwall for tall residential applications and that takes much more planning and a very specialized installation team most residential window companies do not have. It is not just bigger fixed windows and the $/SF is going to be much higher than storefront. The system needs interior steel beam support to anchor to as you can see in these photos and the entire system needs to be detailed by a specialist façade or fenestration engineer. Waterproofing is extremely critical and differs from what most window companies are used to with residential windows. Much larger shim space is called out to accommodate stretch during deflection, expansion and contraction. Curtainwall systems vary widely in how they are hurricane approved, often with limited glass sizes and pressure caps and the much bigger frames at 4' wide create a very different feel from 5' wide.
