Whichever CMMMS you are using out there, it's essential to be able to track key indicators to identify pending failure or trouble in preventative maintenance. Your CMMS should support all systems, minor to major as they all play a role in the total support of your facilities assets being projected. From Major chillers, power generation down to your residential refrigerators and fans, there are patterns to be tracked and trends to focus on for early indicators and understanding of your equipment/systems overall operating condition. Get your data in the system! With out data we cannot have trending analysis for prevention. Generate reports/statistics about equipment failures or past breakdowns and upgrades. Set your parameters to reflect OEM operating standards, PM frequency and life cycle alerts. In a critical environment, the "working" age of a piece of equipment should never be exceeded. Replace your equipment prior to its known End of Service Life. *Standardize your facilities CMMS and get the most out of your equipment without taking on the risk. What is the difference between a configurable and a fully programmable HVAC controller? A typical configurable controller, and with a configurable controller, the program is fixed and unchangeable and is set up for you to change the set points. In this case, this is a VCCX2 controller for an AAON unit. It's programmed to perform a specific sequence with the flexibility of entering set points, such as Supply air temp, suction temperature, OA humidity dehumidification set points, and your basic heating and cooling points. In contrast, a fully programmable controller starts as a blank slate. We write the program based on the sequence of operations required to achieve the application design intent regarding space temperature, humidity, and/or Building pressure. How do I invest in #leanconstruction when I do not have a budget for it? You actually do have a budget for lean design and construction. You just aren’t aware of it. Here is why. Let’s say that you are building a 100 million dollar project (nice round number for easy math). The total budget for the entire project is 100 million. This includes design, construction, labor, equipment, overhead, general conditions, profit, etc. Within the project budget, if you can find ways of improving the project the profit goes up. Simple math right? So let’s just say that it would cost you 20k to properly train and deploy the Last Planner System as an example. Would using LPS lead to greater efficiencies than 20k? If it does then you should invest in it. Let’s say that your 20k investment yields 1 million dollars in savings. Should you quit at LPS and go home? Or should you look at your savings and say “what else can I invest in that could give me a return?” Logically you should do this until you run out of ideas because by definition an investment should make you money and not cost you money. So if you approach lean as an investment, you already have the budget embedded in your project’s budget. It’s technically the project’s money and not your money. You are simply the stewardess whose responsibilities are to ensure that the project is successful. As a stewardess, your role is to find investment opportunities that would lead to better project outcomes and cost savings. If you can find such an opportunity, it would be foolish not to take it. So yes you do have the budget. You just haven’t realized it quite yet. As long as the ROI is positive and it is not too risky to implement, you have nothing to lose. With lean construction there are very low downsides with lots of upside potential. Who except the foolish or stupid would not take that deal.

❓🚧 I recently received a question from another Lean Construction leader about setting up and maintaining a Takt plan for a large non-residential project. 📈🔧 Here's a quick breakdown of my response for consideration: 1. Drafting the Plan It takes about 20 minutes to draft a Takt plan for a 2-3 year project. 🕒 2. Coordination Meeting The draft plan is vetted with trades in a one-hour coordination meeting or less. 🗓️🤝 3. Updates Updates are made in 10 minutes or less, with a regular cadence of other weekly meetings. 📝 4. Time Efficiency It doesn't take any longer than Last Planner and is actually shorter in some instances. ⏱️ You don't need a dedicated resource for this. The responsible project person for planning and executing can handle it when properly onboarded and trained. 👷‍♂️👷‍♀️ Key Points: - Resistance It often comes from not knowing. Invest time in teaching, onboarding, and building trust. 🧠🤝 I highly recommend using Scrum to implement Takt and check out the free course on my profile link and Jason Schroeder’s YouTube channel LeanTakt for more. - Smooth Workflow This system allows for a sustainable work pace with buffers and better flow. 🌊 - Trade Buy-In It sells itself with the trades.
