❓🚧 I recently received a question from another Lean Construction leader about setting up and maintaining a Takt plan for a large non-residential project. 📈🔧 Here's a quick breakdown of my response for consideration: 1. Drafting the Plan It takes about 20 minutes to draft a Takt plan for a 2-3 year project. 🕒 2. Coordination Meeting The draft plan is vetted with trades in a one-hour coordination meeting or less. 🗓️🤝 3. Updates Updates are made in 10 minutes or less, with a regular cadence of other weekly meetings. 📝 4. Time Efficiency It doesn't take any longer than Last Planner and is actually shorter in some instances. ⏱️ You don't need a dedicated resource for this. The responsible project person for planning and executing can handle it when properly onboarded and trained. 👷‍♂️👷‍♀️ Key Points: - Resistance It often comes from not knowing. Invest time in teaching, onboarding, and building trust. 🧠🤝 I highly recommend using Scrum to implement Takt and check out the free course on my profile link and Jason Schroeder’s YouTube channel LeanTakt for more. - Smooth Workflow This system allows for a sustainable work pace with buffers and better flow. 🌊 - Trade Buy-In It sells itself with the trades. Quantity takeoff (QTO), the most critical component of estimating. I started my estimating career working for a large drywall contractor working with a great mentor. I was taught completing a QTO for a project you must know the end goal with the data format, location, category, creating conditions, and knowing how your QTO software interacts with the bidding software (OST to QB in my case). Now over a decade later in estimating, it is my opinion that self-performing the QTO is the greatest step to totally comprehending the project. The task of setting the parameters for the QTO condition, understanding the dimensions, incidental work and interactions with adjacent scope are crucial to a successful estimate. And where does this information deliver its value? As a self-performing contractor the value is in your bid review with superintendents reviewing productions for certain conditions. As they review plans, QTO or production list you will be able to know exactly where on the project your are placing those productions. The general contractor can use this information to verify scope coverage and create plug-numbers for scope missing bid submissions. And the cost estimator is able to communicate the project with the owner and have a well-informed stance while reconciling their estimate. There really is so much value in QTO that it would be had to list them all. The video is just listing some of the basic thoughts, and does pertain to a specific type of estimator, but I hope this creates thoughts on how to improve you QTO practices. #estimator #qto #ost

The Hambro floor system presents a cost-effective alternative to traditional poured-in-place concrete construction, offering significant advantages in both speed of installation and structural efficiency. By utilizing Hambro bearing on prefabricated metal studs, buildings can be closed in as they are erected, accelerating the overall construction schedule. This allowed the installer to deliver a full floor of approximately 28,000 sq. ft. every 9 days. The innovative "strip and go" forming system allows reusable plywood forms to be stripped just 24 hours after the concrete pour without requiring shoring, this enables subcontractors to commence their work immediately following the pour. Furthermore, the Hambro system provides a lighter weight structural solution, with only half the dead-load of traditional poured-in-place structures, reducing foundation requirements and overall construction costs. The superior fire ratings of the Hambro system can eliminate the need for fire dampers, while its high STC rating negates the need for additional additives such as Batt insulation, resilient channels, etc. These features collectively contribute to a more efficient, cost-effective, and faster construction process, making Hambro an optimal choice for a variety of project types.
