If you’re wondering just how much affordable housing New Jersey towns will be required to zone for, build, convert or renovate under the state’s new bill, you’re not alone. The Department of Community Affairs (DCA) is expected to calculate initial affordable housing obligations as soon as mid-October. Once informed of their initial obligations, municipalities will have two options: ⭐ Use the provided numbers to draft housing plans to meet its housing obligations, including but not limited to providing applicable zoning for the construction of the homes OR ⭐ Determine and propose a more accurate number regarding its housing obligations based on available land and other constraints The bill also sets requirements for the types of affordable housing municipalities must create. For example, about 50% of the new units will need to be suitable for families with children. Meanwhile, 13% should be available to people with very low incomes and a municipality will only be able to devote 30% of its obligation for age-restrictive housing. There are significant calculations involved here, along with caps and bonuses will also apply for certain types of housing. “This growth in these amenity-rich areas likely reflects people moving there for their natural amenities, either to retire or because they were enabled to move to these areas by remote work opportunities,” explained Sletten. Apart from people wanting to be in rural settings, housing availability and pricing have played a crucial role in this population increase. For instance, Pembroke added 319 residents, a 4.4% increase, and saw a doubling of building permits from 10 in 2021 to 20 in 2022.” The New England states of Maine(the nation’s most rural state), New Hampshire & Vermont are the “hot market” of Q2/2024, leading into Q3. Multiple factors are influencing this trend, including fiscal & tax pressures in Massachusetts and Boston metro specifically. Interestingly enough, Massachusetts had been relatively unaffected by outbound migration like the Tri-State locations of Connecticut, New York & New Jersey endured mid/post-pandemic. Stay tuned! I waited for several days, hoping that new facts would help explain the tragic and bizarre events in Butler, Pennsylvania. Sadly, the more information that comes out, the worse this fiasco becomes. Part of leadership is holding people accountable for their responsibilities and actions. If you are given responsibility for some mission, then you must have full accountability. At least that is what we see in the military and business, but government not so much. During my long tenure in Iraq with the State Department, I had the good fortune of being protected by the Diplomatic Security Service. The staff in conjunction with contracted security professionals - which were largely elite former troops from all services and experienced law enforcement officials - kept us safe during movements and diplomatic engagements, and there were a lot of them. The extraordinary actions they took to keep us safe were more than impressive and thorough. I always felt safe in their care, and folks like RSO Steve Jones and Nathan “Woogy” Turner will always have my great respect, admiration, and friendship. They always got the job done. The Secret Service failed in their mission to protect former President Donald Trump, plain and simple. Accountability rests with Secret Service Director Kimberly Cheatle. She has no desire to resign and President Joe Biden has stated that he will not fire her. The bureaucratic bungling of this current administration knows no limits. If you really think about it, more than a few of the senior department and agency heads should have resigned or been fired. This raises difficult questions about competence and the lack of it at the highest levels in federal public administration. In this Washington bureaucratic bubble, if no one resigns or is fired, then there really is no problem. Move along and continue to march. Fortunately, the American people are not deceived, nor are they amused by this lack of accountability. It would immortalize New York State’s earliest island symbol and most important landmark representing the nation’s primary value and ‘ultimate virtue’ in a National Heritage Triangle of America’s fundamental island symbols in New York Harbor – Governors Island, Liberty Island and Ellis Island.

Massachusetts business leaders are signaling that the state's housing affordability crisis is now a major threat to its economic competitiveness. Recently a new coalition called Affordable Massachusetts was formed to address this issue. Affordable Massachusetts supports Governor Healey's housing bond bill, aiming to mitigate the issue by increasing housing production. At the coalitions kickoff JD Chesloff of the Massachusetts Business Roundtable highlighted the stark impact of high housing costs on business expansion decisions.
