Formation Association Architecture, Inc. co-founder, John K Chan, AIA, LEED AP talks with Building LA Podcast host Sam Pepper, RA for episode 16 of the podcast. The pair talk shop about Formation Associations Atwater Canyon project, creating a “great retail experience”, John’s journey into architecture, and more. ⁠ ⁠ Atwater Canyon, an adaptive reuse project, located in the Atwater Village neighborhood of Los Angeles, produces a mid-block passageway through an old market’s masonry shell. The design more than doubles the retail frontage and connects the property to municipal parking in the back. Formation Association’s use of existing material, experimentation, and the consideration of the local community increases the project’s commercial exposure, walkability, and creates a great retail experience. ⁠ ⁠ In the discussion John tells Sam, “Atwater Canyon was like a wholesale sort of reworking of the building from the bones on out, not in this kind of binary new old way, but really in a much more nuanced, sublimated way of transforming this thing from one state to the next. But it emboldened us to keep more and to learn how to work with that. And to learn how to create a conversation about that". John likens the experience at Atwater Canyon to the chef’s table. “When you look at the chef tables, open kitchen, the experience of food that we all love, right now, that same version needs to be happening in architecture as well. As a board member for Passive House California, I helped man the booth yesterday (along with Tracy Blair, Christian Kienapfel & Cyril Petit) at the USGBC held at The Beehive by SoLa. I appreciated that they didn't use single use cups/plates, offering water filling stations and recycling bins throughout. There were many great vendors and non-profits that I'll be studying up on in the coming weeks. We got the word out about PH standards. 1. Climate specific insulation (if you don't think we need insulation in California, I'll share my own experience on it) 2. Thermal bridge free construction  3. Airtight enclosure (which also means water and smoke tight) 4. High performance windows/doors 5. Excited to share the 3151 Market Street design journey between Gensler Boston (Erik Karl Lustgarten, AIA, LEED, Todd A. Dundon, AIA) and Gensler Philadelphia (Alexander Chan, AIA, LEED AP, Sean Carlin, LEED GA) and in collaboration with INTECH Construction LERA Consulting Structural Engineers, Buro Happold, Pennoni, SWA, The Lighting Practice, and New Hudson Facades. Challenge: Design a 495,000-SF life science building at a pivotal crossroads in West Philadelphia, a key corner of Brandywine Realty Trust Schuylkill Yards Development along Market Street. Approach: For the interview, we harnessed Gensler’s next-gen design talent to create three visionary concepts. One idea stood out to the clients and was further developed through the design and a community engagement process. Opportunity: Our big idea features rational floor plates and a series of eco-porches on the south façade, facing Drexel University campus, that offer tenants fresh air, daylight, and views of downtown Philadelphia. These stacked modern porches tie back to West Philly’s tradition of front porches. Design Elements: To navigate the diverse urban context and mitigate the tower’s scale, we incorporated a robust retail and amenity podium with an entry portico and a corner plaza. For optimal comfort and energy efficiency, the building features a unitized façade system with SageGlass UI electrochromic glass to minimize glare and improve internal comfort. Impact: 3151 Market Street is set to become a gateway to Philadelphia’s flourishing life science ecosystem and model for the next generation of sciences buildings. The project seeks LEED Silver V.4 and WELL Certification.
