Medical Office Building REIT Healthcare Realty (HR) rallied nearly 2% today after it provided a business update on its recent disposition activity. $HR reported that it has generated approximately $400M of proceeds from joint venture and asset sale transactions year-to-date. HR noted that it now expects to generate over $1B in proceeds from the completed and planned asset sales, which are expected to "fund accretive, leverage neutral share repurchases and existing capital commitments." HR announced in May that it sold an 80% equity stake in a 12-property MOB portfolio to KKR Inc (KKR), which generated $300M in proceeds, and noted today that additional property contributions are expected to generate incremental proceeds for Healthcare Realty of approximately $100M in August. HR also announced the expansion of its JV relationship with Nuveen, a TIAA company, noting that it expects to contribute $400M of assets to a new Nuveen JV in two phases at a cap rate of 6.6%. In the first phase - expected to be completed in August - HR will contribute eight properties at a value of $193M. Nuveen will fund a contribution equal to 80% of the equity value and HR will retain a 20% interest and will continue to oversee day-to-day operations.
