We received our certificate of occupancy for our clubhouse and pool at 8Ninety at Loveland yesterday just in time for the 4th of July. Even with all the setbacks and problems we had to overcome, our Construction Manager, Jake and Project Manager, Ben crushed it! Great job!

We received our certificate of occupancy for our clubhouse and pool at 8Ninety at Loveland yesterday just in time for the 4th of July. Even with all the setbacks and problems we had to overcome, our Construction Manager, Jake and Project Manager, Ben crushed it! Great job, guys! We purchased 8Ninety (formally Chapelwood) in November of 2022. The property was in dire need of improvements. It had multiple plumbing issues, a fire damaged building, open gas leaks, outdated apartments, pests, etc. We have since renovated the entire property, added a new clubhouse, and provided the residents with much improved customer service. Cincinnati, Ohio Market Study. The housing crisis is not going away anytime soon.

Our in-house Analyst recently conducted a market study on the Cincinnati MSA. Cincinnati is short 35,000+ housing units and growing. As new supply gets delivered in 2024-25, we expect to see a slight rise in vacancy and for rental rates to soften. But after 2025, we expect home values and rental rates to increase substantially due to much fewer deliveries projected in 2026-28. The housing crisis is not going away anytime soon. 2023 was a successful year. We acquired 463 units, sold 373 units beating our ROI projections, and are currently under contract to purchase 320 units. We raised over $40 million last year from our private investors and celebrated 10 years in business.
