If you plan to make a second-quarter estimated tax payment to the IRS or any state taxing authority, the deadline is Monday, June 17th.     If you're exploring investing in income-generating properties, you might be wondering if the closing costs on an income property are tax-deductible. The straightforward answer is no, but there are a few things to consider, tax-wise. While the initial down payment isn't deductible, some of the costs associated with obtaining a your mortgage can be. These include things like: - Mortgage Interest (but not your principal payment). - Property Taxes, the portion of the year’s income taxes you pay post-purchase can be deducted. - Some Closing Costs, such as the amount paid for discount points. While these costs don’t offer the same offset as being able to write off the entire down payment, they’re still available to you. In addition, some of the other closing costs can be applied to the cost basis of your house, adding to the amount you can deduct from your rental property income each year.     If you have (or are thinking of starting) a small business, soon the Small Business Administration will be rolling out another tool to encourage growth and ease the some of the financial burden of operating. Currently, when a small business needs an operating line of credit or working capital, they're frequently turning to credit cards, whose median average interest rate for June 2024 is 24.62% APR. Yikes. The SBA’s new working capital lines will have an annual fee and maximum interest rates (based on the prime rate plus 3% to 6.5%) which would be roughly 12% to 15% today. Much better.     Term of the Week: Bubble When you hear people predicting that we’re in a housing bubble, or a tech bubble, while it sounds pleasant, if they’re right, it is not. Historically, you’ve likely heard of the “Tech Bubble” or “Real Estate Bubble”, because they’ve burst—with dire consequences. What is a bubble? In economics terms, a “bubble” occurs when there’s is a rapid rise in the value of an asset class, beyond the actual value of the assets. Prices are inflated by high demand, speculation and often irrational market behavior. Basically, the everyone is paying more for something than it's worth. Some common types of bubbles: - Real Estate Bubble (2008 housing market crisis) - Tech Bubble (the “dot-com” bubble in the late 90s) - Stock Market Bubble (1929 market crash) - Cryptocurrency Bubble (steep drops in value in 2018 and 2021) When the bubble bursts. The “bubble bursting” refers to a sudden and severe drop in asset prices, resulting in financial losses, economic recession, and market volatility. The results can be catastrophic. There is often a trigger that leads to this, and that could include: - Increased Interest Rates - Tightening Credit Conditions - Negative Economic News - Regulator Changes - Market Realization (the market suddenly realizes the error in value) Economic bubbles are a complex phenomena, and there is no perfect science to identifying the warning signs or the timing of if and when a bubble will burst.
