Transaction Volume: It’s no secret that investment volume is down across most, if not all, major real estate sectors in 2023, but what has been the impact on new construction, single-tenant retail assets? With overall single-tenant retail transactions declining by ~37% YoY, new construction transactions have only declined ~18% YoY. Property Value Impact: While specific tenants have certainly experienced more cap rate expansion than others (more on this to come), on average, values for new construction retail assets have declined ~11% YoY.
