    I have been getting asked this question a lot. “KP, you just wrote your third book?! Jeez man, how do you have the time? I have been thinking about writing a book, what should I know?” 1. Writing a book alone is impossible (no one actually does, everyone has a team) I am fortunate to have a team that helps me. 2. You have to ask yourself “why?” It’s a huge investment, and your book royalties are not significant. Unless you write for a living. 3. Be passionate about the topic. If you aren’t thinking about the topic and researching everyday, you may be onto something. 4. You need to have a built-in audience that you are writing for.. you can’t write a book and expect to attract an audience. It also helps when you are writing to have a sense of your reader persona. 5. Have some authority on the topic you choose. The book market is like the podcast market. It’s a red ocean. 6. It’s 20-30 hours per week on top of your day job, for 6 months. This has been my experience. It doesn’t go any faster with experience. This is just what the creative process entails. 7. Stories matter. People like to ingest facts via personal stories and experiences. How should you test whether you should invest the time and money? (BTW..getting help starts at $15k) Do a writing challenge. Write 250 words per day for 90 days straight. Not all of it will be good content or publishable. Think as if you are training for a marathon. You don’t run a marathon everyday as part of training, far from it. Review your work weekly. If you can’t do this, I would say don’t bother writing a book.     I have been working to build some structure around my content. Would love some feedback. 1. Sunday Scaries Target: Startup Founders (although, have received feedback from corp execs that they really get a lot out of it) Purpose: weekly insights that may help reduce founder anxiety by giving them nuggets to focus their energy on. Fear of unknowns is a huge issue with founders. Trying to do my part to convert Unknowns to Knowns for them. 2. Insights - Target: AEC and CRE Industry leaders. Purpose: As the industry deals with Innovation, AI and new business model creation, share insights from my daily research and industry engagement. 3. Events Newsletter- Share my upcoming events, in-person and virtual. Also, include places I’m speaking, just in case you will be there and we can meetup. 4. Thrive with AI - Insights from my book and industry happenings. Purpose: Be a filter to attain the signal from the AI noise. Would love some feedback. I personally spend hours per week trying to create content that is helpful. Based on the level of engagement, it would seem there is interest. In Total, I have about 15k subscribers across topics. About 25% open rate and 10% clicks on content. I have no idea if this means anything other than at least a few people are benefiting. I hope to use my Pod and YT to create an extended conversation on these topics. The newsletters being the pre-requisite knowledge and content to have a bigger conversation in a 30 min Pod/YT video.
