    Continuous improvement - LinkedIn has asked several times to contribute to a survey. I don't know why they chose me but I just decided to answer. They capped it at 5 questions but, this last question was just as important as the other 5. I hope this adds value to you today. Continuous Improvement LinkedIn - Finally, view delegation as an ongoing process that can always be refined. Analyze outcomes, gather feedback from your team, and identify areas for improvement. Adjusting your delegation strategies over time will help you better match tasks with team members' abilities and ensure that your business operations become more efficient. Continuous improvement in delegation practices will lead to sustained productivity gains and a more resilient real estate business. My Perspective - This is important in all areas. Being a leader is leading by example. It's better to teach by sharing what I've done or what I am doing vs the opposite. My practice is acknowledging what has worked, followed up with where can I improve whether it's in my career, mind, body, spirit, wife, 2 sons, or even time aside for adventure and fun. I'm always making adjustments in little increments to improve by listing each evening in my evening routine, where can I improve? If I improve something just 1% a day, in a year I've improved 365% in any given area of life. More if we use the law of compounding, but that's another conversation 🙏🏼

    Real Estate Investors - The difference between a Bridge Loan / Hard Money and DSCR - The DSCR is a loan based on mainly existing or potential rental income. LTV and credit play a role in terms but this product usually has a lower rate than Bridge and can last for up to 30 years. Bridge loans (or Hard Money) typically have less stringent credit requirements, with a focus on LTV or LTC, and exit strategy. Bridge loans typically have lower or no DSCR requirements. If you need short-term financing with more flexibility, a bridge loan is typically the best loan option but higher rates and usually needs to be paid in 1-3 years even though it is interest only which gives you a lower payment. These loans apply toward residential investment and commercial real estate.
