A recent report from Zillow shows that while 1.4 million housing units were built in 2022, the number of U.S. families increased by 1.8 million. This continued supply/demand disparity brings the overall housing shortage to approximately 4.3 million homes. The Harvard Joint Center for Housing Studies recently released its annual “State of the Nation’s Housing” report, which details various factors keeping prospective homebuyers from purchasing a home, including high mortgage rates and the rising cost of home insurance. According to the report, home insurance premiums grew an average of 21 percent between May 2022 and May 2023 alone, with statewide increases averaging 35 percent (nearly $500) in Florida. Property taxes are also rising, contributing to the overall increase in homeownership costs as demand for single-family homes continues to outpace supply. During last month’s REITweek: 2024 Investor Conference, Invitation Homes CEO Dallas Tanner joined Nareit to discuss the company’s outlook, emphasizing the company’s efforts to add to the much-needed supply of housing. “We’re trying to build as much as we can.
