As we continue to use transformative housing finance and public and private partnerships to create more equitable and affordable communities, we had the chance to take a pause from our usual activities to join together with our Housing Trust colleagues for a team offsite retreat. On Day 1, we caught up with our friends and partners at Eden Housing, Inc. for an informative and adventurous hard hat tour of La Avenida in Mountain View. On Day 2, we had an inspiring and fun all day retreat at the Winchester Mystery House, which ended with a spooky tour of one of the most famous houses in the Bay Area. We enjoyed celebrating our work and honoring our incredible staff! At Housing Trust, we use transformative housing finance and public and private partnerships to create more equitable and affordable communities. As a certified CDFI (Community Development Financial Institution), we lead the greater Bay Area in delivering innovative financial solutions and creating a strong affordable housing market. Housing Trust Silicon Valley was created in 2000 by affordable housing activists, local businesses, public and private sector leaders, and foundations. We are now one of the largest housing trusts in the nation, and the first nonprofit CDFI to receive a Standard & Poor’s rating, AA-. Through our innovative programs and deep partnerships, we bring together people and resources to create affordable and sustainable housing opportunities for all our neighbors, from those experiencing homelessness, to renters, to first-time homebuyers. When everyone in the community has safe, stable, and affordable housing, we all benefit. We had an amazing Grand Opening at Resources for Community Development's (RCD) Sango Court in the City of Milpitas! A beautiful residential development with 102 new affordable homes, it was amazing to see the project go from groundbreaking to grand opening in two years! Housing Trust is proud to have provided a construction/permanent loan for the project through our Apple Affordable Housing Fund. The support of partners like Apple is essential to our work to create desperately needed homes for our underserved neighbors. Congratulations to RCD, and to the all the committed public and private partners who came together to bring this joyful new community to Milpitas. A very warm welcome home to our new neighbors! As we celebrate this important milestone, we know that our region needs much more housing to fix the affordable housing crisis. Our hope is for more public and private financial resources and pro-housing policies that enable more housing to be built in shorter timelines, so that more of our vulnerable neighbors can have a home that they can afford. And a home that they can be proud of. In November, we will have the opportunity to make a huge impact on the housing crisis by supporting a Bay Area regional bond measure. It’s an up to $20 billion dollar bond that has the potential to create up to 72,000 new affordable homes, more than double what would be possible without a bond. And it would help keep existing homes affordable. SV at Home and Working Partnerships USA are co-leading efforts in Santa Clara County to educate the public and prepare for the bond's successful passage. The November ballot will also see a critical constitutional amendment (Prop. 5) to lower the voter approval threshold for affordable housing bonds from a 2/3 majority to 55% - the same approval threshold that school facilities bonds have used successfully since 2000. According to both San Jose city officials and nonprofit leaders, building affordable housing takes time and is a complicated issue requiring collaboration. The Rodeo Creek Court Community is now complete with 11 new homes in the City of Santa Cruz! Congratulations to our partners, Habitat for Humanity Monterey Bay and the new homeowners who recently celebrated the completion of the entire project! Since breaking ground in August 2020, the community has welcomed four teachers, two city workers, a chef, independent business owners, single parents, and two families who lost their rental homes in the 2020 CZU fires. Also, 18 children (one born just recently) have grown up together playing in the huge playground! We are honored to have supported this project by providing early funding through a construction loan.
