Commercial values saw a 0.7% INCREASE as of July 5th, marking the second consecutive month of growth. Over the last ~30 years, signals from the bond and REIT markets have proven to be excellent proxies -- serving as reliable predictors for private market values (see link below). Green Street clients benefit from strategic entry points, capitalizing on inflection points that are yet to be reflected in transaction-based appraisals. Our analysis reveals that real estate inflection points often manifest in publicly traded REIT prices first, followed by Green Street's CPPI a few months later, and finally in appraisal-based indices like the NPI, around 14 months after. The Green Street Commercial Property Price Index® increased 0.7% in June. Apartment prices increased 5%; pricing of other property types was unchanged. “Property pricing bottomed late last year and it’s been on the rise since then,” said Peter Rothemund, Co-Head of Strategic Research at Green Street. “There are a few property types where pricing is lower, but for everything else, pricing is flat or higher since the end of last year.” Download the report to view sector-level indexes: https://lnkd.in/gBw6teyd

You get a multifamily loan! You get a multifamily loan! And you get a multifamily loan! That's what #CMBS trusts are saying more often lately as #CRE securitization lenders are inking more apartment loans as leverage constraints and other factors push some borrowers away from #FannieMae and #FreddieMac debt. Sure, the agencies still dominate the sector, but multifamily loans accounted for $6.7B, or 14.5%, of the collateral for nonagency CMBS offerings brought to market so far this year, according to Green Street's CMBS Database. That’s a 278% jump from $1.8B all of last year - and above 10% annual average from 2014 through last year, an #analysis by Commercial Mortgage Alert shows. Market pros - CBRE's James Millon, Walker & Dunlop's Keith Kurland and Newmark's William Weber - say the larger loan proceeds available from CMBS are the primary catalyst, so the growth is logical.
