Stand out from the crowd. 23Springs and its recognizable double X-brace columns are taking shape in Uptown Dallas. This unique architectural feature allows for sweeping views of Uptown and Downtown. 23Springs is designed by GFF, with DPR Construction as general contractor. L.A. Fuess Partners provided the structural engineering, including the X-brace columns. The Class-AA, 26-story, 626,215 SF office development with two restaurant buildings is 53 percent leased and will be delivered in Q2 2025. Image by Holly Pitts, MBA, EIT of L.A. GFF’s goal was to provide the maximum net rentable, while being constrained and maintaining a harmonious relationship with the other structures. GFF was tasked with collaborating with Page/ Architects and working with their garage footprint to build up against and on top of while connecting building services and egress points across to the office half of the development. It took many months to finally land on the form, and to clarify the color/material palette, but through all of these efforts we had found the balance, and created a unique identity to our building while standing as a supporting structure for Block A and all of the Broadmoor Development.
