Per Tuesday's news, a blockbuster proposal for United Center-adjacent land represents a giant step toward "restoring the traditional neighborhood development pattern," in the words of Chicago planning commissioner Ciere Boatright. Fifty-five acres of surface parking lots that have long severed the Near West Side would be redeveloped with a mix of up to 5,000 housing units (20% affordable), a 6,000-seat music venue designed by Los Angeles architecture firm RIOS, and a hotel with 2.5 acres of elevated park space. Field Operations and Chicago-based site design group, ltd. and are other key members of the project design team, placing deserving emphasis on landscape and the pedestrian experience. United Center CEO Terry Savarise describes the approach as more neighborhood infill than entertainment district. It's a model one could imagine deploying for the Guaranteed Rate Field environs in Bridgeport. We agree with the Sun-Times Editorial Board that the project must be done carefully and with community participation and that it's encouraging that no public moneys are being sought initially. If tax dollars do come into the picture, we hope the primary use is for construction of a new CTA Pink Line station. What a treat hosting photographer-architect Chris Hytha (Chris H.) and skyscraper historian Mark Houser for a discussion of their book "Highrises: Art Deco" and related CAC exhibition. Attendees also enjoyed a book signing and reception following the talk, with a chance to mingle and get to know the visiting authors. Chris and Mark took turns highlighting the meticulous curatorial and photographic process behind nearly 200 Art Deco tower profiles, and the history and lore of these design marvels. Interesting read on the potentially sky-high construction costs of Accessory Dwelling Units (ADUs). When a total rebuild is structurally required to add living space above a garage, costs can climb into the mid-six figures for a 700 sf or smaller unit. That will deter most homeowners from building ADUs in the first place. It's good to hear that lifting unit size caps is being considered in a new citywide ADU ordinance. This would make family-sized units more viable and lower costs on a per square foot basis. And hopefully some car-free households will consider swapping unused garages for new housing. There are wonderful architects ready to meet new demand for ADUs once the program expands. More than 2,000 youth from across Chicago turned out for My Block, My Hood, My City's 2nd annual Downtown Day! Dozens of participating businesses and cultural institutions offered free or discounted experiences on Saturday, and we were delighted to join in. Young folks dropped by the Center to learn how and why Chicago became the city of architecture and to take part in a LEGO Inspiration Workshop at the CAC Skyscraper Gallery and explore the Loop as Lab exhibition. This is a hugely impactful event that shrinks the distance between downtown's cultural and recreational treasures and young people with limited opportunities to explore their city. #Chicago #MBMHMC #architecture #LoopAsLab
