Office properties make up the biggest percentage of distressed properties in metro Denver, with 29.7% of office buildings in delinquency, according to Vivek Denkanikotte, research associate at Trepp, Inc. These are big number and will definitely increase. Trepp, Inc. found that the overall delinquency rate of Multifamily CMBS loans in June was 5.35 percent. This is up 38 basis points from last month’s level of 4.97 percent. However, if they were included, the overall delinquency rate on CMBS loans would rise to 6.54 percent from the 5.35 percent reported above. The CMBS delinquency rate for loans on office property took the second highest jump in the month, rising 61 basis points to 7.55 percent. Brighton Capital Advisors has seen increased multifamily loan assignments over the past few months to advise borrowers and their attorneys through CMBS/CLO, Fannie and Freddie, as well as balance sheet loan loan issues. BCA is seeing issues ranging from loan maturity defaults; to correcting loan servicer DSCR calculations that call for unnecessary loan paydowns to pass extension option covenant; to improper loan documentation relating to loan transfers. We are correcting them. But there will be more issues arising. In addition, many originating lenders are no longer in business or have so many issues that the sole point of contact is the third party loan servicer. Worse , your loan may be sold, or in the process of being sold, to a vulture lender. So borrowers MUST be on the defensive. CRED iQ® this is excellent intelligence and Brighton Capital Advisors can verify that we are seeing an increase in Multifamily loan resolution requests that we are successfully resolving. I said before that "Multifamily Loans are in the shadow of Office Loans". Hotel loans are next as they roll off the 2020-21 loan extensions with depleted PIP and FF&E Reserves that were used to cover Debt Service payments. "The apartment loans with CMBS financing reached an 185% increase in distress since the start of the year. The CRED iQ distress rate added 13 basis points in June to 8.62%, a nearly identical gain as posted last month. The retail and office sectors continue to battle for the highest distress rates, notching 11.7% and 11.5%, respectively.
