Join us in welcoming Micqueline (Kelly) Parker to the Brazos Residential team! Kelly began her career in 2008 as a leasing agent at Greystar, where she quickly distinguished herself and was honored as the leasing agent of the year in 2010. Transitioning to accounting and client support in 2012, Kelly managed a portfolio of 13 properties, earning recognition as Coordinator of the Year in 2017. In 2018, she shifted her focus to Financial Systems and became certified in Microsoft Excel in 2019. In her most recent role, Kelly Parker oversaw property management activities in Yardi, RealPage, and MRI for Related Group/TRG Management. Now, she brings her wealth of experience and expertise to Brazos Residential as a Senior Yardi Administrator. #NewTeamMember #Welcome

Please join us in welcoming Emily Leamy to the Brazos Residential team! Emily will serve as an Investment Manager and brings nearly a decade of commercial real estate experience. Before joining Brazos, Emily worked as a Senior Investment Analyst at Northmarq. In this role, she supported a highly active production team through underwriting, loan requests, due diligence, and closing, as well as numerous other support functions. During her tenure at Northmarq, Emily coordinated the loan closing process for over $4 billion in debt and equity across 140+ transactions. She has experience working with debt funds, regional banks, life companies, Fannie Mae and Freddie Mac.  Emily received her BA in Communication from Texas A&M University. After graduating, Emily went on to receive her Master of Real Estate from Texas A&M, as well. #NewTeamMember #BrazosRes

Late last week Brazos Residential executed a cash neutral refinance of Hudson Apartments in Fayetteville, NC. The property was purchased using floating rate debt in April of 2022. Over a 2 year period, rental rates increased from $779 to $1,130 while NOI increased by 62%. The new Fannie loan has a 5 year term at an approximate rate of 5.5% resulting in significant interest savings. This was a huge accomplishment in this market and couldn't have been possible without the hyper focus of all involved. Hats off to the onsite staff! Brazos Residential William Hancock Michele Flores

MP Materials (NYSE: MP) has received a $58.5 million award to advance its construction of America’s first fully-integrated rare earth magnet manufacturing facility. MP Materials began constructing its Fort Worth, Texas, manufacturing facility in April 2022. The company is currently producing magnet precursor materials in a North American pilot facility. It expects to commence commercial production of precursor materials in Fort Worth this summer and finished magnets by late 2025. Wrapped up the leasing office addition to our project Bennett Apartments in North Carolina. Wesley Love knocked it out of the park on the construction side. This was a unit conversion project which allowed us to bring more units online that were previously used for leasing and storage. Closed! Hilltop Village, 248 units in Sherman, TX. This was a complicated transaction that took 8 months to make it to the closing table. More "hair" than any transaction I have been a part of. The property has a HAP contract and is located in an opportunity zone. We were able to secure the asset at favorable pricing and closed the transaction all cash. The partnership will invest over $40k/unit into exterior and interior improvements Special thanks to Wyatt Simmons, Cade Kimzey, Cliff Davis, for their hard work in getting us to the finish line.
