Here's how they're doing it 👇 🏢 Property details - Purchased January 2024 - Houston, Texas - 120 room hotel converting into multifamily apartments - 55% occupied with extended stay guests 💸 Finances - Purchase price: $3.4 million - Equity raised: $1.8 million - Debt structure: Seller financing for $2.3 million, 7% interest only for 36 months - 12 months of principal and interest were paid at closing in addition to a $1.1 million down payment 💼 Business plan - Spend $13.5k per room on labor and materials needed to upgrade flooring, baths, add appliances, upgrade kitchenettes, and improve common areas - Rooms do not require a major demo, and the building does not require major structural changes - The property has a whopping 170 parking spaces, a commercial kitchen, and banquet space - all of these can be monetized. The banquet spaces can easily become 8 additional units. - Generating 60 - 65k in monthly revenue from current long term guests in 62 rooms.
