    In the 7/31/2024 "Daily Dirt" column in the Real Deal, my early interaction with former Comptroller and now mayoral candidate Scott Stringer is described. I was a counselor at Wel-Met Camps in Narrowsburg, NY Scott was a ten year old camper -- but he was already into electoral politics in 1972: "A thing we’ve learned: Real estate attorney Sherwin Belkin says he first met Scott Stringer when the former comptroller was 10 years old. Belkin was a camp counselor at a summer camp in Narrowsburg, New York, and they were holding a mock election of Richard Nixon versus George McGovern. Stringer wrote in a relative, activist Bella Abzug (who was elected to Congress later that year). “He was a mover and shaker since he was 10 years old,” Belkin said.     In its latest fiasco, the NYC City Council proposes mandatory cooling and dehumidification of apartments. Has the Council shown any empirical data or study as to the cost of this proposal, the environmental impact of this proposal, how mandatory minimum cooling will be monitored where it is the tenant that controls the AC units, how this proposal interfaces with rent stabilization, how the proposal will strain the electric grid, how the proposal is to be implemented in the city’s aging housing stock (which may not be able to accommodate the new mandate) or any of the other myriad issues that this proposal would create if implemented? OF COURSE NOT! It’s so much easier to politically pander without any actual analysis as to the costs and real world ramifications. @belkinburdengoldman LLP #housing #airconditioning

    Belkin · Burden · Goldman, LLP recently achieved two major victories at the Appellate Term, First Department. 💼 Case 1: Reversal of Housing Court's Stay Decision: The Appellate Term unanimously overturned the lower court decisions, stating that the Housing Court could address the tenant's absence. David Skaller, Magda L. Cruz, and Michael Nesheiwat led the appeal. 💼 Case 2: Expansion of Non-Primary Residence Discovery Scope: The court ruled that landlords can thoroughly investigate the tenant’s defense, even considering Covid-19 claims. This case, handled by Sherwin Belkin, David Skaller, Magda L. Cruz, and Daniel Phillips, sets a significant precedent.   • On June 13, 2024, DHCR issued Operational Bulletin 2024-1: “Rent Registration Filing Deadlines and Penalties for Delinquent Registrations.” This is in response to Chapter 760 of the Laws of 2023, effective December 22, 2023. Key Points: 🏢 Initial Registrations: File within 90 days of rent stabilization. 📅 Annual Registrations: File by July 31st each year. 💸 New Penalties: $500 per unregistered unit, per month.
