The below article made the front page of the WSJ this morning and highlights several fraudulent trends that have been going on across the commercial lending space for some time. The Archway team is in agreement with this message and believes it speaks to the importance of an enhanced “hands-on” philosophy, as opposed to the “hands-off” less-intrusive approach many lenders follow in order to win deals. How does Archway’s “hands-on” approach differ from the themes in the article? 1) We hire an independent third-party appraiser to verify the appraisal that was presented to us via the borrower and/or broker. This appraiser will have no relationship whatsoever with the borrower and provides us insight into whether the initial appraisal was accurate and if it is in line with the market.   2) Our team reviews tax returns of the borrowing entity, bank statements to verify that rents are in fact coming in, and tenant estoppels to verify the current status of the lease terms.   3) The Archway team walks every single potential asset to see the property with our own eyes.   4) Thorough background checks are run on every potential borrower. As competition for deals remains cutthroat, our team is unwilling to sacrifice on our definition of quality due diligence in order to simply win a deal. We have a lot of conviction in our conservative underwriting approach being the only viable solution to provide consistent returns while mitigating risk on a deal-by-deal basis over the long-term.

The recent Marcus & Millichap Southern California Multi Family Forum proved to be an amazing event highlighted by 70+ speakers and 600+ multifamily executives from across California, as well as national multifamily owners, investors, and developers active in California markets. The conference theme focused on regulatory concerns over multi-family ownership in California. Archway Capital was able to host and partake in engaging discussions and presentations centered around successfully navigating these regulations.
