    We’re excited to share some insights into our portfolio as we conclude Quarter 2 of 2024! We ended Q2 with $66 million in assets under management (AUM) across 66 assets in 24 unique states. Our strategy of selling re-performing loans that have gone full cycle and reinvesting those funds into shorter-term performing loans continues to maximize cash flow. In Q3, we plan to keep working on our non-performing loans (NPLs) to get them cash-flowing and to acquire additional NPLs. Our team remains focused and selective with our strategy and acquisition criteria, consistently targeting loans backed by residential real estate.     We hope you're having a fantastic week! We're excited to share this week's Deal of the Week, highlighting another successful asset under the diligent management of our team at 7e Investments. This week's highlighted asset showcases our team’s expertise in managing loans through the bankruptcy process and dedication to delivering profitable outcomes for our investors. Asset Spotlight: Acquisition Discount: 32% Owner (Borrower) Equity: 30% Status: Re-Performing in Bankruptcy Story: We acquired this loan in May 2023 as part of a pool of 18 loans. At the time of acquisition, the borrower was 5 months behind on payments and had 30% equity in their home. We took immediate action by engaging legal services to send a demand letter. When the borrower did not respond, we initiated the foreclosure process. In November 2023, with multiple past-due debts, the borrower filed for Chapter 13 Bankruptcy as they had significant equity and bankruptcy would support keeping them in their home. As part of the bankruptcy process, our team filed our Proof of Claim so that the amount owed to us would be included in the Bankruptcy plan. Outcome: The Bankruptcy plan was approved, and the borrower is now making regular payments to the Bankruptcy trustee for both the arrearages (past due amounts owed) and current monthly payments, putting them on track to become current on their loan. We plan to collect payments on this loan and sell it as a loan performing in bankruptcy. While other lenders may be scared away by bankruptcy due to its complexity, having our team in house who are experienced in bankruptcy cases, along with our expert legal teams, provides us with what we believe is a competitive advantage in dealing with these types of assets.     Recently released data from the Federal Housing Finance Agency's National Mortgage Database shows a record-high debt-to-income ratio of 41.4% across all loan types in Q3 2023, the most recent data available. Average DTI ratios were at record highs for jumbo loans (46.4%) and government-insured loans (45.3%), but conventional loans backed by the government sponsored enterprises (GSEs) of Fannie Mae and Freddie Mac had an average DTI ratio of 38.5%, still below the record-high of 40.4% in Q4 2007 despite ramping up quite a bit in the last four years. I'm guessing my cockeyed optimist friends out there will dismiss this as nothing to fret about thanks to the massive amounts of home equity that these borrowers have, and I'm guessing my Debbie Downer friends out there will latch on to it as evidence of a coming storm. To be fair these are two caricatures; most of my friends are more nuanced than this :) But in any case, what do you think?
