A few things to think about when selecting your funding source: 1. Do you need introductions to potential customers 2. Do you need "expertise" from your LP (i.e. someone to help you think through something you don't know but need to be successfull) 3. How much capital do you need now and will you need in 12-18 months. Each investor is different and can offer something different. For #1 you can look at some of the proptech VC's and accelerators like MetaProp, Fithwall, CamberCreek, Zigg, etc

Your burn rate, milestones, and valuation are all important factors to consider. Your burn rate is the amount of money you spend per month to run your business and should have at least 12 to 18 months of runway. Milestones are specific goals and achievements you want to accomplish with the funding such as launching a beta version or acquiring customers. Lastly, your valuation is an estimated worth of your proptech company based on market size, revenue, growth rate, competitive advantage and intellectual property. You should use a combination of methods such as market multiples or discounted cash flow to calculate your valuation and negotiate with investors. Additionally, you should prepare a compelling pitch deck that showcases your proptech product's problem-solution fit, product-market fit, and scalability tailored to your target audience.

In general you want to create an alignment between you and your LP's by maintaining control of the business and minimal dilution but ensuring your LPs are being appropriately compensated for the risk they are taking in investing with you. If you have too many LP's your cap table can become chaotic and create problems if the business needs more capital down the road.
