I agree 100%. My philosophy has evolved over the years from how I approach a negotiation situation. I work to obtain a firm understanding of the entire situation first before we discuss price. This includes the property condition, the owner motivation for selling, and what they want to see happen. Once we have been able to build rapport and receive all the information needed, then we can begin the negotiations toward a win-win solution where both sides feel understood and satisfied with the final negotiated price.

Never give up or get discouraged . I cant tell you how many times I thought a deal was dead and it came back to life. There are many ways to make a deal. Try to think outside of the box, be creative and you will be successful .Jeff

In negotiations, one way to understand the needs is to ask open-ended questions. You want the other side to expound upon their answers. Get to the bottom line of their “why”, their timeline, deal essentials, and their critical issues. Find out their interest and needs in the deal. Listen intently and chart their responses. Find out how both parties are aligned and opposed. Then strategize to see if collaboration is possible to make the pie bigger. No one should have to lose so the other side can win. In negotiations think long term relationship versus a one time transaction. You never know when you may come across this party again & you want the interaction to be pleasant. The most important way to understand needs is to listen. However, as a real estate professional, you also have to use your experience and knowledge to ask the client the right questions so you have a clear understanding and so you can help them determine their needs.

On real estate or any kind of consulting the focus on the deal is only efective if trustworthy...The only deal to dismiss is the "orphan deal". Any operation or Consultancy should deliver more than one satisfied and trusting client, so your performance and carachter are aprecciated and recomended in further deals or services. Our "stock" is good information, inlighted solutions, oportunities and solid business bridges in between players. Any performance that doesn´t comply with that, that doesn´t project your values and expertise is a lost or sole one (orphan...) ;)

I believe in any business it's all about people. Especially in Real Estate, as a Realtor we're being entrusted to put our clients needs first and really listen to what's important to our clients, especially with one of their biggest investments😁 For most people this is a very emotional and stressful time. As we know it can take months of on going showings or looking at homes before the right offer or right fit comes along. I have found over the 30 plus years I've been a Realtor that building rapport shouldn't only be with our clients but with all parties involved. There are a lot of factors that can come in to play here when negotiating. -Be Consistent -Be Direct -Be Knowledgeable -Be Valuable -Be Confident All of these will help lead to the maturity of being patience. Keep a contract check list, which includes contract critical dates. Rember, there are no simple real estate contracts. Whether the parties use a "standard contract" or a custom one, the contract is complex. The team members on both sides must move toward a common goal: a successful closing. I also recommend that the respective party team me members play well in the sand box, and swim in their own lane. This philosophy has served me well for 45+ years
