A huge development of new homes, offices and student accommodation is to be built in Bristol city centre. The 12-acre regeneration project, on Silverthorne Lane near Temple Meads station, will sit in the heart of the city’s Temple Quarter Enterprise Zone.

The plans include 430 new build-to-rent properties plus workspace in The Iron Works; 70,000 sq ft of office space within Grade II listed building St Vincent Works; and a 706-bed student accommodation scheme at The Timber Yard on the banks of the feeder canal.

The project also includes a new 1,600-place comprehensive secondary school and sixth form - Oasis Academy Temple Quarter; new academic and office space for the University of Bristol; and cycle and pedestrian routes within landscaped areas and public open space.

Property developer and architect StudioHIVE is behind the proposals, with The Timber Yard expected to be completed in 2026 and The Iron Works, residential development and St Vincent Works in 2029.

The company said it was aiming to attract local independent businesses to the commercial food and drink spaces and workspaces.

“The Iron Works will provide a well-connected, residential-led, mixed-use destination that produces a lasting legacy within Bristol," said Jason Collard, director of StudioHIVE. "Adjoining the residential site are the existing steel erecting sheds, which are part of the original St Vincent Iron Works. We plan to breathe new life into these redundant buildings, which were formerly the Aardman warehouse."

The student accommodation will include cluster flats and studio rooms, an on-site cinema and gym, common rooms and study spaces.

“In its totality Silverthorne Lane represents the biggest regeneration of a brownfield site in Bristol for some time, one which will provide huge social value benefits for one of the city’s most deprived neighbourhoods," Mr Collard added.

StudioHIVE is also involved in several other projects in the South West including the development of Weston-super-Mare RFC, transforming the site and providing new facilities for the rugby club, together with a new purpose-built NHS health centre and pharmacy, with a new clubhouse proposed in the second phase.
