A new modern home in Bridgehampton that served as the Holiday House Hamptons showhouse in 2023 recently sold for $11 million.

On 0.93 acre at 279 Mitchell Lane in Bridgehampton among agricultural reserves, the residence was completed 12 months ago by builder Matt Pantofel of BJC Custom Homes. Designed in collaboration with architect John C. Gramlich, the main house has 9,600 square feet of living space across three levels.

Thomas Cavallo and Alexandra Toscano of Douglas Elliman and James Peyton and John Frangeskos of Corcoran co-listed the property.

“This modern masterpiece checks off all boxes as it was designed with use and convenience in mind,” Cavallo and Toscano shared.

There are seven bedrooms, nine full bathrooms and three half-baths, and an open floor plan flowing from a gallery to the living area. A “stair tower” is in the sun-filled foyer, according to the Douglas Elliman listing, and the home also has an elevator with stops from the lower level to the rooftop lounge with sunset views over farm fields.

The great room features a wet bar and a linear gas fireplace with a stone surround.

The eat-in chef’s kitchen is equipped with high-end appliances, custom cabinetry, an oversized island and a walk-in pantry. The pass-through butler’s pantry leads to the formal dining room with a wine closet.

Rounding out the first floor are the family room/den, a junior primary suite, a home office, a formal powder room and a mudroom with an additional half bath.

All bathrooms and tiled first-floor areas include radiant heated floors.

On the second story, the north wing comprises a primary suite with a sleeping chamber with a gas fireplace; a balcony; two walk-in closets with built-in shelving; and a spa bath with a soaking tub, double vanity, shower and water closet.

Another living room is upstairs, with another gas fireplace plus recessed linear lighting and balcony access. Also found upstairs are three guest suites and a four-machine laundry area.

The roof deck lounge featured a bar, television and gas fire pit. Or take the entertaining downstairs to the lower level, with its 3,300-square-foot recreation and media space with a linear gas fireplace, wet bar, gym, steam room, sauna, and home theater.

A powder room and the final two en suite guest rooms are found on the lower level.

A two-car garage is attached.

“The home was designed with efficiency in mind, with green initiatives such as solar panels and geothermal heating, as well as the convenience of an all on/all off light switch,” Cavallo and Toscano stated. “The lighting throughout is very elegant including linear lighting, niche lighting, such as shelving in the kitchen and showers jambs, toe kick lighting and under counter lighting.”

Outside find the 20-foot-by-60-foot heated gunite pool and spa, with a sun bed with built in umbrella stands. An open-air pool cabana features a linear gas fireplace and a television, another wet bar, a full bathroom and an outdoor shower. The amenities continue with an outdoor kitchen with a wood-burning pizza oven.

The deal closed on May 29, according to Douglas Elliman. The last asking price was $12 million.
