Building Control: CABE Survey 2024 Results On April 29, the Chartered Association of Building Engineers (CABE) released the results of its second building control survey, which was conducted among its members in England and Wales in January 2024, see https://lnkd.in/dbBUssyv The survey was aimed to gauge the level of concern across the building control profession, understand members' preparedness for changes, and explore their future plans. The survey received over 400 responses, which is a significant response considering the Building Safety Regulator estimates there are around 4,500 building control professionals in the UK – albeit I am not sure of the number that are CABE members. Having begun my career in LABC - Local Authority Building Control, I've retained an interest in the profession and hold great respect for those who work in building control, describing it as the "fourth emergency service." However, the survey results don't paint a rosy picture: - 52% found their work fulfilling - 64% felt negative about the future of the building control profession (an increase from 55% in November 2022) - 41% planned to continue in building control (down from 53%) - 20% intended to leave building control but remain in the construction sector (up from 12%) - 20% planned to retire (an increase from 18%) - 32% believed that building control's effectiveness in improving compliance had improved (down from 39%) - 34% felt that compliance outcomes had deteriorated (up from 30%) - 53% believed that the construction industry's understanding of building regulations compliance had deteriorated (an increase from 42%) - 86% believed that resourcing for building control functions had declined (up from 82%) Sometimes surveys can attract a higher response rate from those with more negative views, so these results might not fully represent the perspectives of all building control professionals. "F R E S H _ A I R " _ I N T A K E _ S E R V I C E D ? Inspecting various HVAC assets at a site in London today and this Daikin UK AHU caught my attention. The service stickers from the previous contractor were signed and dated, filters reasonably clean too. But...the "fresh air" intake (as its labelled on the drawing) was rather blocked up. Needless to say the "fresh air" intake isn't allowing much "air" through, so recirculating the stale / warm plantroom air back into the building. Checking local AQMA data, the "fresh air" outside most definitely isn't Fresh either. Energy conservation is high on the customers priorities, therefore rather concerned by my quick visual identification. #ahu #freshair #maintenance

⏰ From the 31st December 2025 building owners and tenants will be required to install building automation and control systems in buildings where the effective rated output of heating, air-conditioning and ventilation systems in a building is above a threshold of 290 kW. Why EPDs are becoming important for MEP BIM planning? As investors, banks have been required to report within this framework since 2022; whether and to what extent they finance environmentally friendly projects. The value of a building is increasingly measured in terms of its environmental impact over its entire life cycle – from manufacture, transport, construction and operation to demolition and recycling. That is why investors demand ecological consideration or certification of the building at an early stage. Federal funding programs also usually require a sustainability assessment. ❗Importance of MEP planning for life cycle assessment ❗ When calculating environmental impacts, the focus is on the construction of the building, i.e., on the building envelope and the building materials required for it. The CO2 footprint of the very small-scale MEP systems is simply overestimated for the life cycle analysis of the building. This is changing due to the EU taxonomy. The Building Controls Industry Association (BCIA) is urging a new Parliament to prioritise high energy performance (Class A) building controls in new and existing non-domestic properties across the UK. Following the recent Future Buildings Standard consultation, the BCIA emphasises the significant impact Building Automation and Controls Systems (BACS) can have on sustainability. Their recommendations include making BACS mandatory for HVAC systems above 180kW, integrating smart controls, and ensuring occupancy-based strategies for all building services. As the majority of current UK buildings will still be standing in 2050, retrofitting is essential to meet net zero targets. Mitsubishi Electric Living Environmental Systems UK has launched a new control platform to provide more monitoring and reporting, deliver an increased amount of immediately accessible data, and enhance overall functionality to #buildingoperators and #facilitiesmanagers. The new tool also supports the configuration, monitoring and pre-emptive maintenance of #HVAC systems. #MELCloud Commercial is an IoT (Internet of Things) platform that collects data and sends signals to #heating, #ventilation, and #airconditioning (#HVAC) equipment and allows these systems to be operated and monitored remotely from mobile devices, anywhere in the world. The platform has been designed for commercial installations, such as those used in offices, hospitals, shops and hotels, where cooling, heating and ventilation are all essential. “There is a big focus on #decarbonising buildings, but you can’t reduce what you don’t measure,” explains Manohar Lal, Product Manager for Controls and Innovation, “our new platform will improve and simplify #buildingmanagement for any organisation.” The Minimum Energy Efficiency Standards (#MEES) for commercial buildings are changing and are predicted to move quickly from the current minimum #EPC rating of ‘E’ to a ‘B’ rating by 2030. “Around 85% of the 1.75 million #commercialbuildings in the UK are currently below a ‘B’ rating so there are a lot of properties in danger of being left behind,” explains Manohar Lal. “ “With feedback from our trial customers, we’ve built a solution that optimises occupant comfort, increases energy efficiency to reduce carbon emissions, and streamlines service and maintenance operations,” adds Graham Jones, National Service Manager. HVAC systems account for around 25% of the #carbonfootprint of our #builtenvironment with much of this coming from heating, cooling, powering and operating these buildings. Finding ways to understand where and how energy is being used is therefore key to being able to control and reduce carbon emissions. The control and monitor function can show an entire estate or an individual room, delivering dynamic, real-time information on the systems and their performance.
