Lots of talk about demand for housing and delivering additional capacity this year at UKREiiF.   With a General Election announced yesterday, things got even more interesting as the conference drew to an end.   Here are my thoughts…   ↳ It was the right call to have Lee Rowley MP, Minister for Housing, talking about the challenges facing the sector. Providing greater certainty is key and we need local, regional and central policies to work together.   ↳ We need to think about housing, infrastructure and community together. We also need to deliver a positive message about the potential for BTR in the UK to attract global investors and continued support from the Minister for Housing will be crucial.   ↳ It was good to see the data around who lives in BTR developments. It was also reported that young renters have moved further away from their workplace. In 2018, 27% of renters lived within 2 miles of work. By 2023, it was only 23%. This is more about lifestyle choice. People are making the choice to move to less dense neighbourhoods, with more space.   ↳ BTR is providing true optionality. It is important to provide flexible spaces in every building and not one size fits all. Great lessons learnt to date, and developers should learn from operational teams to adapt their approach.   Let’s hope we’ve all taken note! 

💡 UKREiiF: Day 1 Insights 💡   Our Managing Director Sowgol Zarinchang has had a busy first day at UKREiiF in Leeds, catching up with colleagues across the industry.   So, what were her key takeaways?   👩🎓 There is a shortage of talented people in the real estate industry and the workforce is not diverse enough. The industry should look at how to attract people from school age to the sector.   🤝 Collaboration is allowing the sector to unlock challenges and make development and placemaking possible through truly transformative schemes. Places for London, Transport for London’s property company, highlighted the importance of delivering urgently needed sustainable developments and regulatory clarity will be key in achieving this goal.   💻 AI should be viewed as an ally in real estate, whether it is transforming how data is analysed, assisting with design and planning, enabling retrofitting and creating sustainable projects.   🏘 Leeds is going through a “BTR journey” – seeing Legal & General, Moda and a newly opened uncle building was refreshing. As a sector, we are certainly making headway in the UK’s regional cities and creating well needed homes.   Bring on Day 2!
