Living in Chelsea sounds like a dream come true for many. The neighborhood is full of art galleries, park space, hip restaurants, and theaters. But its median asking prices — nearly $1 million higher than Manhattan averages — are definitely a deterrent. Still, there are great deals to be found in Chelsea, like 460 W. 23rd St. #1A. Our Deal of the Week is a 1-bedroom apartment in West Chelsea with a bonus room, huge windows, and a lofted sleeping area.

The Price: $650,000

The median asking price for a home in Chelsea was $2.4 million this April, according to the StreetEasy Data Dashboard. That means our Deal of the Week is priced at about a quarter of the median asking price for the greater neighborhood!

A buyer who puts down the minimum 20% down payment of $130,000 can expect to see monthly payments of $4,824. This includes a mortgage payment of $3,537 and a maintenance fee of $1,287.

Why You’ll Love It…

The living area features everything you could want in a lounging space, from 13-foot ceilings and hardwood floors to exposed brick and a functioning, wood-burning fireplace! While the huge windows let in lots of light, they won’t let in unwanted noise since they’re new and insulated. Plus, through-wall air conditioning makes keeping cool in the summer easy. In addition to the kitchen and bathroom, the unit has a bonus room that could serve as a great den, office, nursery, or guest room, since it has its own window and a large closet.

Both the kitchen and bathroom have been renovated with new finishes and fixtures. In the bathroom you’ll find a walk-in marble shower, plus a Restoration Hardware medicine cabinet and vanity for a refined look. The eat-in kitchen has enough space for a small dining table, and also has ample cabinetry, a dishwasher, and a full-size, side-by-side fridge. Ascend a white spiral staircase from the kitchen to the sleeping loft, which boasts 6-foot ceilings and a truly ginormous (12-by-4) walk-in closet. The exposed brick continues up to the loft as well, and looks great as a backdrop for a queen-sized bed.

This pet-friendly building allows pied-à-terres, co-purchasing, parents buying, gifting, and subletting with board approval. The best of Chelsea is right at your doorstep, with the High Line less than a block away, countless art galleries on the surrounding blocks, and great bars and restaurants like Citizens of Chelsea, Shukette, and Bathtub Gin all nearby. You’ll also have plenty to do outside, as Chelsea Piers, Hudson River Park, and Chelsea Park are all a couple blocks away. When it’s time to leave the neighborhood, the A, C, E, L, and 1 trains all provide easy access.

…And Why You Might Not

This building does not have an elevator, but on the bright side, the unit is only one flight up. The building also does not appear to have laundry, so buyers will have to hit one of the nearby laundromats. And of course, a lofted sleeping area isn’t for everyone — especially those taller than 6’2″ — but for the high ceilings it creates in the living room, it’s well worth it.

If you’re looking to buy in Chelsea, make sure to shortlist this one!
