Being a homeowner is an ongoing journey—and those who own homes are not immune to unexpected economic shocks. We provided resources to eligible homeowners who need to make house repairs and/or are looking to prevent foreclosure.

The Safety First Program…
is funded in partnership with the City of Aurora through Community Development Block Grant funds in order to address safety issues in the homes of income-eligible homeowners within the city limits of Aurora.
- Eligible City of Aurora homeowners may receive funding for certain home repairs up to $4,999 in the form of a 3-year forgivable loan to correct emergency or life and safety hazards in their home.For some repairs, up to $5,000 of additional funding may be available in the form of a 0% deferred loan (which is not forgiven after 3 years, but does not need to be paid back until the home is sold or a cash-out re-finance occurs).
- Eligible repairs include furnace repairs/replacements and other mechanical, electrical and plumbing systems repairs—as well as roof and porch repairs or replacements (See application for a full list).
Foreclosure Prevention Services…
assist you with foreclosure prevention and intervention. There may be additional options for you if you are an unemployed homeowners or a homeowner who owes more than your home is worth.
What to Know:
- Foreclosure prevention counseling services are provided free of charge by nonprofit housing counseling agencies.
- You should not have to pay for assistance with delinquent mortgages or avoiding foreclosure.
- The mortgage lender makes the final decision on approval or denial of foreclosure or mortgage assistance.
- If you are not making your mortgage payments, try to create a savings to help you be prepared for solutions the bank may offer.
- Plan and prepare: contact your mortgage lender as soon as you believe you may have financial challenges. You can also contact The Neighbor Project for assistance counseling.
- Illinois allows homeowners to stay in the property until they have been notified of a Notice of Sale from the county.
- On average, a Notice of Sale is given after being delinquent on 12–18 payments.
