Croatian Hotel Market 2023 - Key Points: - The overall hotel demand did not surpass the levels prior to the pandemic, even with the notable upward trend. - Overall hotel revenue growth of 10–15% was driven by an increase in rates (ADR average growth of 8.8%). - The dynamic pipeline includes brownfield development by local hotel companies, branded resorts and high-end boutique hotels by international investors. Current pipeline includes up to 2,000 hotel rooms. - During 2023, transactional activity reached a 10-year record. The total value of the completed transactions was 501 million EUR. Average Value per key was cca 150,000 EUR.

Serengeti Tourism at a Crossroads: Overtourism Understanding 'overtourism' seems to be an elusive topic for many destinations as we push the envelope to exceed the mass market tourism expansion that was interrupted by the pandemic, with 2019 being the last so-called normal year. At this very moment new records are being set. Overtourism and mass market tourism are not sustainable because our communities and Mother Earth cannot absorb the destruction. Add to that the climate issue and the fact that just about every place you look on the map where you find many of the most popular tourist destinations throughout the world have somethings in common: too many tourists degrading biodiversity, temperatures exceeding 100°F (37.7778°C), and extreme weather situations disrupting our day-to-day lives just to name three. Tourism has the opportunity, and some would say the responsibility, to lead the economic transition from Carbon to a NET ZERO status by 2050. Will it? I highly doubt it from what I see today. So I will just say this: at this moment in time, the tourism industry has the rare opportunity to voluntarily figure out how to turn this mass market-driven machine around. But it doesn’t take a genius to look around at what’s happening with climate change and realize that one day soon, we’re not going to have a choice. Z Hotels is changing the rules of the hotel sector. Hotel rooms have a lot of rules, rules so deeply ingrained that you probably wouldn’t register them if you didn’t know about them. “Most hotel guests are not interested in bathtubs, and if you are in a house, you will happily put the bed against a wall to create more space,” says Bev King, founder, and owner of Z Hotels. “By breaking away from that orthodoxy, it allowed us to make the #bedrooms smaller, but with more space. Guests can have a room, they can wash their face at the sink without touching the walls. We can fit a bedroom into the ten to eleven square metre range instead of needing 21 square metres.
