P3 has today released its consolidated financial results for the full-year 2023, reporting another period of robust operational and financial performance.     The company recorded a 19% increase in Net Operating Income (NOI) to €423 million, attributed to portfolio expansion and increasing rent levels. On a like-for-like basis, NOI rose by 6%, driven by lease indexation and strong re-leasing spreads, with new effective rents averaging 23% higher when compared to prior leases on the same space. P3 recorded robust financial performance in 2023, with an improved EBITDA margin of 83%, reflecting the company's strategic focus on growth, efficient re-leasing, and operational efficiency.     P3’s asset portfolio grew to about 8.4 million m² of Gross Lettable Area (GLA) and €9.0 billion of Gross Asset Value (GAV). The occupancy rate was maintained at a high level of 97%. In August, P3 made its debut in the UK market and currently has assets there totaling about 160 thousand m² GLA under management.     For a detailed overview, we invite you to watch a summary of our results presented by our CEO Frank Pörschke, available on YouTube: https://lnkd.in/ekM5ZTNJ     For more information, visit our investor pages on www.P3Parks.com/investors     #financial #results #performance #realestate

🌍 Tackling Climate Change: Aligning on the 1.5° Target 🌍 Last week, we had the pleasure of hosting an insightful ESG workshop in collaboration with our partners Encon and Longevity Partners, with the goal of deepening the understanding of the latest ESG initiatives for our customers. Our Speakers and Key Topics: Jillian Giberson, Senior Sustainability & Energy Consultant at Longevity, provided a high-level briefing on the European Climate Law, explaining how the Fit for 55 package aims to achieve a 55% reduction in GHG emissions by 2030. She also discussed the extended requirements of the Energy Performance of Buildings Directive (EPBD) for both new and existing buildings, emphasizing the need to assess the energy consumption of standing assets. Lerten Viroux, Teamleader Carbon Strategy at Encon, emphasized the importance of creating a credible CO2 strategy by knowing your consumption and having a clear reduction plan focusing on scope 1, 2, and 3 emissions. He shared best practices for performing carbon footprint analysis using the GHG Protocol and offered practical advice on developing a structured carbon reduction plan, including real-world examples like Apple’s carbon neutrality efforts and logistics companies' initiatives. Thilo Kusch, CFO of P3 Logistic Parks, explained P3’s role in supporting customers' ESG goals and where we stand in our journey towards compliance with the Corporate Sustainability Reporting Directive (CSRD). He highlighted the importance of collaborating closely with customers in order to ensure effective emission reduction projects. As there are still many uncertainties, it is crucial to stay ahead of regulations and take action now. 🚀 New development in the pipeline 🚀 We are thrilled to announce that we acquired a land plot and are now planning the development of a new logistics property in Pfalzfeld, Rhineland-Palatinate, strategically situated on the critical transport axis between Frankfurt and Cologne.
