We are proud to share news that Tenblock's proposed apartment buildings at 1875 Steeles Ave. W. are recommended by City staff for rezoning approval at North York Community Council on July 9. Led by Tenblock Development Manager Graeme Kennedy, our project will reinvest in an aged and underutilized apartment site. Our plan proposes 960 apartments including 120 rental replacement and 12 new affordable apartments within buildings of 39, 33, and 14 storeys on a shared podium, delivering much-needed housing supply within a 10-15 minute trip of significant employers (DUKE Heights BIA), York University, multiple subway and GO stations, and other strategic destinations. The development enriches the public realm with 407 new trees, a 1,050 m² public park, a 520 m² POPS, and 1,929 m² of renaturalized valley lands to be conveyed into public ownership via Toronto and Region Conservation Authority (TRCA). A new Bike Share Toronto station and renovated trailhead entrance to G Ross Lord Park will improve ravine access for residents and the wider community. The hostile retaining wall and narrow sidewalk along Steeles Ave. W. will be replaced with a generous landscaped boulevard and new pedestrian entrances to the buildings and site. State-of-the-art cycling facilities will support healthy and sustainable transportation choices for residents and visitors. In pursuit of our sustainability objectives, Tenblock will also pursue geo-exchange heating and cooling and an improved building envelope to reduce carbon emissions and improve operating efficiency. A best-in-class tenant support package has been established in collaboration with Senior Planner Johanna Hashim, with extensive financial and practical supports for tenants as they transition to alternative accommodations during construction, and as they return to brand new apartments with modern finishes in a new building with all the modern amenities. Tenblock is also proud to deliver 12 new affordable apartments within the replacement rental building. Tenblock's transformative infill development proposal at 155 Antibes Drive is heading to North York Community Council on July 9 with a recommendation from City Planning for rezoning approval. Led by Tenblock Development Manager Dan Kwak OAA, our proposal will deliver 892 new apartments in three sustainable buildings (36, 32 and 8-storeys), while retaining and improving the existing 16-storey building with 259 apartments. Our vision to prioritize connectivity and support active transportation will be realized through a transformed public realm, including a 9.1m wide multi-use trail connecting Bathurst St and the neighbourhood, pedestrian-friendly driveway and streetscapes, top-notch bicycle facilities, on-site retail targeting a bike café tenant, and an 870 sq. m. POPS that will function as a public plaza and cycling hub with publicly-accessible cycling amenities and Bike Share Toronto stations. As with all of Tenblock’s projects, 155 Antibes will deliver a generous public realm, with nearly 50% of the 1.9 ha (4.7 acre) site dedicated to landscaping and green space including a new 560 m² public park, 72 new canopy trees, children's play area, community gardens, a shaded seating hub for the 125 Drewry bus to Finch Station, and private outdoor amenities for residents. Sustainable housing is a key priority for Tenblock, and our new buildings will make use of the latest systems and principles, with geo-exchange heating and cooling as a backbone technology for the master plan, enabling our goal to achieve higher tiers of the Toronto Green Standard and achieve net zero in all new buildings by 2030. We are grateful to work with dedicated City staff, including Senior Planner Marty Rokos, Senior Urban Designer Kaari Kitawi, and collaborative management from Shelly Cham and David Sit MCIP RPP. 2024 is off to a great start for us at Tenblock as we celebrate another successful rezoning. Our green residential infill project at 5 Capri Road, Etobicoke, led by Sue Chen, JD MUP, received Toronto City Council approval for a Zoning By-Law Amendment on December 15, 2023. This residential infill project in Etobicoke reflects our commitment to combining new housing development with impactful enhancements to existing tenants and the broader community. 5 Capri will be redeveloped to add 805 new homes in three 21-storey towers, connected by a 4-to-8-storey podium. This project will deliver a new public road extending from Capri Road, a new 1777 m² public park, a new 778 m² pedestrian access pathway easement that will form part of a pedestrian trail along Highway 427 and a new 422 m² public seating area connected to the pedestrian trail. The existing apartment building is being maintained in location. A full balcony replacement program was recently completed for the existing apartment building and additional new and revamped amenities will be delivered for existing tenants as part of the project, such as a state-of-the-art gym, parcel room, expanded bike storage, a community garden, an off-leash dog zone, a dedicated children's playground and outdoor seating areas. This approval reflects the valuable contributions of community members, tenants, City Staff (including Michael Mizzi, MCIP, RPP, Elisabeth Silva Stewart, MCIP, RPP, Nicholas Deibler, MCIP, RPP, Allison Reid, M.Pl. MCIP RPP, Vanathy Ganesharajah and Cate Flanagan), and Councillor Stephen Holyday. We are grateful for such engaged and capable stakeholders.
