    Calder Neighbourhood Renewal enters the last year of the construction stage Over the last 8 years, GSA team has been involved in several neighbourhood renewal projects in the City of Edmonton. Calder is one of the older neighbourhoods on the north side of the city with a rich heritage. Our team worked as lead urban designers with the City of Edmonton and developed a comprehensive urban design plan. The key features include the development of an enhanced bike network, neighbourhood park improvements, the addition of missing sidewalks, new trees, new seating areas and a brand-new streetscape in the neighbourhood’s main street commercial area. These design interventions are instrumental in improving the quality of life of residents in the area.     Creating inspiring enjoyable environment for researchers and students of the campus. Green Space Alliance developed a landscape design plan for the Indian Institute of Technology Research Park campus in southern India on a site with an area of approximately 4.9 acre. The campus revolves around the main landscaped courtyard formed between an existing building and newly proposed research facilities. The design is inspired from the traditional kund or stepped tank that used to be common informal places for meeting and exchange of ideas. The rigid geometry of this stepped seating area is bisected by a free flowing paving band that connects the courtyard with lake and other important places on campus. Additionally, the #landscapedesign contains a strong water management strategy that collects all surface water runoff into the existing lake to be reused for irrigation purposes. The planting plan included the use of native and adaptive species throughout the campus.

    Transforming Edmonton’s 76 Avenue: Introducing Belgravia Heights Another Green Space Alliance’s Direct Control Rezoning project just got its development permit approved! Westrich Pacific’s Belgravia Heights is a groundbreaking project that embodies the ambitious goals of the McKernan-Belgravia and Belgravia neighbourhoods. This rezoning project led by Marcelo Figueira, GSA Associate Principal, is crucial for transforming the low-ridership LRT station into a vibrant, walkable, transit-oriented community in Edmonton. At GSA, we believe that Transit-Oriented Development (TOD) is about creating inclusive and equitable communities where everyone benefits from the proximity of services and amenities. This site, steps from the LRT platform is an ideal location for TOD. We also designed a new interface between the commercial development and the LRT station to contribute to community vibrancy. This viewpoint overlooking the trains aims to bring back the charm of traditional train stations. Coupled with the surrounding commercial services and public spaces this enhanced can significantly boost neighbourhood vibrancy and community spirit. But this is not just about TOD. Our urban design concept includes several key features to fully realize the community’s main street vision for 76 Avenue. Main streets flourish in environments where people can move at a leisurely pace. Developments like Belgravia Heights not only improve transit accessibility and ridership but also bring many community benefits. As an example, Live/work townhouse-style units front 76 Avenue. Those units are meant for new entrepreneurs and conventional commercial spaces for established businesses. Also, ground-level residential units are strategically placed to blend seamlessly with existing residential areas. To complement the urban design, JFS Architects designed a unit mix to accommodate a range of demographics and family arrangements. Belgravia Heights aligns perfectly with Edmonton’s goals for promoting growth through walkable, transit-oriented environments, turning the long-standing goals of the neighbourhood’s redevelopment plan into reality. It is a shining example of how thoughtful urban planning and design can transform a neighbourhood, fostering community spirit and economic growth.     Exciting News in #Garneau Neighbourhood Development with Altairus by Pinto Properties!   We're thrilled to announce a major milestone in the development of Garneau's #urbanlandscape: the completion of the foundation of our transformative residential project, Altairus! After overcoming some hurdles, including a successful appeal to the SDAB in 2023, we're now ready to move full steam ahead with construction. This project, led by Bryce Pinto, Principal at Pinto Properties and Marcelo Figueira, Green Space Alliance Associate Principal, has been a labour of love, to create a sustainable, livable, and inclusive community right in the heart of Garneau. From the outset, we've been committed to pushing the boundaries of traditional #urbanplanning to create a space that prioritizes people over cars, fosters community connections, and enhances overall well-being. What makes Altairus unique? For starters, it's a car-free environment, designed to encourage alternative modes of transportation such as walking, cycling, and public transit. That means no resident parking, but fear not – we've made provisions for five visitor parking spaces and even a dedicated carshare parking spot to ensure accessibility for all. But that's not all. We're also proud to offer 50% subsidized transit passes for all units, making it easier and more affordable for residents to get around. Plus, cycling enthusiasts will feel right at home with one bicycle storage space per unit and a handy repair station within the building. And let's talk about amenities! From a 50m² indoor children's play area to a two-story gym, a social room, and a rooftop amenity area, we've spared no expense in creating spaces that foster community connection and enhance quality of life. But Pinto Properties’ commitment to Garneau doesn't stop there. As part of its community amenity contribution, $90,000 was allocated to the Garneau Neighbourhood Renewal Project, supporting initiatives that benefit the broader community beyond our development. This project wouldn't have been possible without the support of our dedicated team, stakeholders, and regulatory authorities. Together, we've worked tirelessly to navigate the complexities of the development process and ensure that Altairus becomes a reality. As construction kicks off, we're excited to see Altairus take shape and witness its positive impact on the Garneau neighbourhood.
